The Commission on Chicago Landmarks has approved a new residential development 4543 S Ellis Avenue in North Kenwood. Located on an unusually wide Chicago lot within a row of historical stone homes north of E 46th Street, the small project is being developed by Exbud LLC and designed by AP Architects. Due to being within the North Kenwood Historic District, the project needed to take into consideration its surroundings and fit in within the site context.

New Permit Approved for 6343 S Drexel Avenue in Woodlawn

A permit was issued yesterday for a new three-story residential building at 6343 S Drexel Avenue in the Woodlawn neighborhood. The owner is listed as JPK Investments LLC, and plans indicate this project will yield six total dwelling units with front balconies, replacing a previously vacant lot. The rear of the building will be outfitted with a three-story metal staircase. The exterior will include a wooden trash enclosure and an accompanying five-foot-tall fence. The plans also indicate the presence of six parking spaces on site.

Details Revealed For New Mixed-Use Development At 1300 W Carroll Avenue In The West Loop

Initial plans have been revealed for a new mixed-use development at 1300 W Carroll Avenue in the West Loop. The site on the northwest corner with N Elizabeth Street was once home to the ADM flour mill which developer Sterling Bay recently demolished after acquiring it for $25 million in 2020. Working with designers SOM, the new design is an update from the conceptual placeholder we had seen previously as a part of the 1200 W Carroll development, and is nearby other major projects such as 400 N Elizabeth and the recently started 160 N Elizabeth.

Metal Paneling Undergoing Installation at 2401 S State Street in Near South Side

Metal paneling can now be seen enveloping four-story residential building at 2401 S State Street. Developed by City Pads, the Near South Side development sits caddy-corner from the Southbridge megadevelopment, where it will add an additional 19 units. These residences will be accompanied by 10 off-street parking spaces and 33 bike slots.

New details and renderings have been revealed for a residential development at 1010 W Madison Street in the West Loop. Located on the northwest corner of the intersection with N Morgan Street, the project dubbed ‘Momad’ is being designed by local firm SCB and will bring condos to a rental dominated market. Replacing a vacant parking lot, developer Fulton Street Companies continues to expand in the neighborhood with other notable projects including 1045 W Fulton, 1201 W Fulton, and an undisclosed 430-unit project at 1325 W Randolph Street.

Beige-to-Gray Metamorphosis Progresses at River North’s 600 N Dearborn

An exterior transformation is taking shape at 600 N Dearborn Street in River North, where a 21-story condominium building known as The Farallon is being repainted from a light beige to a dark gray. The current work will visually distinguish the 161-unit tower from a deluge of other postmodern buildings that sprout up around the turn of the century.

Final facade work is wrapping up for Optima‘s seven-story mixed-use building known as Optima Lakeview, located in Lakeview East. Residing at 3460 N Broadway on the former site of a Treasure Island Foods grocery store and parking lot, the development involves a 14,000-square-foot retail component and 198 apartment units on the upper floors. These rentals range from one- through three-bedroom layouts.

Stabilization Work Ordered For Laramie State Bank Building In Austin

Stabilization work has been ordered on the Laramie State Bank Building located at 5200 W Chicago Avenue in Austin. As a part of one of the Invest South/West sites, the bank will see a new life as an incubator, cafe, and blues music museum as work progresses over the coming years. Sitting on the northwest corner of the intersection with N Laramie Avenue, the bank has been vacant for nearly a decade and is in dire need of work to assure its long-term feasibility.
