City Council Approves Residential Development At 6334 W Irving Park Road In Portage Park

The Chicago City Council has approved the rezoning for a residential building at 6334 W Irving Park Road in Portage Park. Located just east of the intersection with N Narragansett Avenue, the new project will replace an existing vacant parking lot once utilized by the adjacent Garden Terrace Banquets. Developer ERG Real Estate LLC has teamed up with local design firm Leader Architects on the masonry-clad structure.

The existing 7,830-square-foot lot has now been rezoned from B3-1 Community Shopping District to B2-3 Neighborhood Mixed-Use District, the approval also allows the developer to omit ground-floor retail in exchange for more dwelling units. The site will be improved with a 14,000-square-foot building rising three stories and 33 feet tall in height, and holding nine residential units consisting entirely of two bedroom, two bath floor plans split evenly into the three 4,600-square-foot floors.

The building itself will have an eastern setback of four and a half feet that will be used as a walkway to the main entrance, as well as to the nine vehicle parking spaces located in a small rear lot with access from the alley. With most units averaging 1,200 square feet, all residences will have in-unit laundry and private inset balconies facing south and east for the rear unit. Although it not confirmed, the development may be for-sale condominiums.

Future residents will have bus access to CTA Route 80 directly across the street along with a Divvy station and Merrimac Park, a Jewel-Osco is also less than a five-minute walk away. At the moment there is no formal construction timeline but the approval will now allow the project to move forward. The developer will need to apply for a demolition permit for the existing small overhang entry attached to the adjacent building and asphalt surface lot.
