Exterior walls have begun installation at The Gateway Apartments, an 11-story mixed-use building that recently topped out in the Illinois Medical District. Located at 2050 W Ogden Avenue, the project is set to yield 161 rental units atop ground-level retail. Of these apartments, 17 will be designated as affordable and target toward union workers such as nurses, healthcare technicians, healthcare workers, and firefighters.

Demo Permit Approved for 5622 S Emerald Avenue in Engelwood

An emergency demolition permit has been issued for a two-story, multi-unit building in the Engelwood neighborhood. The permit’s owner has been listed as the City of Chicago. As of now, no plans appear to have been submitted to upgrade the zoning designation for the property or for any future constructions.

1400 Monroe Reaches Finish Line in West Loop

Construction is now complete for a seven-story residential building known as 1400 Monroe, located at 1400 W Monroe Street near the southwest corner of West Loop. The developer, JK Equities, has provided a total of 42 condominium units, ranging from two- to four-bedroom layouts. While the majority of the units are now sold, the remaining eight units are three-bedroom residences, ranging from 1,668 square feet to 1,958 square feet, and beginning at $1 million.

Developer Reveals Plans For Mixed-Use Project At 4458 S Cicero Avenue In Garfield Ridge

The Chicago Department of Planning and Development has approved plans for a new mixed-use complex at 4458 S Cicero Avenue in Garfield Ridge. Dubbed the Le Claire Courts, the project would replace a large empty parcel of land owned by the Chicago Housing Authority that is bound by W 45th Street to the south, S Cicero Avenue to the east, the I-55 expressway to the north, and the name-bearing LeClair Courts-Hearst Park to the west. Developers Cabrera Capital Partners and The Habitat Company formed a large design team lead by Solomon Cordwell Buenz Architects for the sprawling project.

Demo Permit Approved for 2034 N Wolcott Avenue in Logan Square

A demolition permit has been issued for a three-story, multi-unit building along with a detached garage at 2034 N Wolcott Avenue in the Logan Square neighborhood. The permit’s owner has been filed under the name Sustainabuild LLC. A permit was issued in late August for a two-story single-family residence with a basement. The property will feature a rooftop deck with a rooftop stair enclosure, as well as a two-car detached garage.

The Reed’s Core Rises above Grade at Southbank Megadevelopment

Since YIMBY’s last site prep update in early September, work on ‘The Reed‘ has made significant progress, with its core having now risen substantially above grade. Situated as 234 W Polk Street in South Loop, the 41-story residential building is being developed by Lendlease, and is the second installation in a seven-acre, four-building development known as Southbank. The first to be complete in this larger plan was The Cooper, located directly east and completed in 2018.

Plans Unveiled For Residential Development At 4555 N Dover Street In Uptown

Plans for a new residential development have been unveiled for community feedback at 4555 N Dover Street in Uptown. Led by developers Ayman Khalil and Kareem Musawwir, the two-building project is the second attempt to develop a site currently occupied by a one-story glazed tile building which houses a local restaurant. Buying the lot earlier this year for $2 million, the team tapped local firm Axios Architects to design the project that will require special exemptions to be built from the city.

New Permit Issued for 2028 N Sheffield Avenue in Lincoln Park

A permit was approved on Friday for a new three-story residential building to be located at 2028 N Sheffield Avenue in the Lincoln Park neighborhood. The owner is listed as 2028 N Sheffield LLC, and plans indicate this project will yield three total units, each with a rear terrace patio. Additionally, the plans feature a detached four-car garage, a basement level, and a rooftop deck with an enclosed stair. The development will replace a previous structure on the site.

Sterling Bay’s ALLY Development officially breaks ground at Lincoln Yards

This week, an official groundbreaking ceremony was held for a new eight-story office building known as ALLY, located at 1229 W Concord Street along Chicago’s North Branch corridor. The building will serve as the first step in a much larger masterplan known as Lincoln Yards, set to transform the former industrial zone into a 21st century community.

Developer Reveals Plans For Affordable Housing Development At 1805 N Hamlin Avenue In Logan Square

New plans for a fully affordable residential development at 1805 N Hamlin Avenue in Logan Square have been presented to the Committee on Design. Being developed by the Latin United Community Housing Association (LUCHA) and partially designed by Canopy Architecture with the Site Design Group, the new complex replaces an industrial lot being remediated by the city. The site, bought by the city in 2019 and donated to the developer, is bound by N Hamlin Avenue to the west, W Cortland Street to the north, and N Ridgeway Avenue to the east.
