New details and renderings have been revealed for a residential development at 1010 W Madison Street in the West Loop. Located on the northwest corner of the intersection with N Morgan Street, the project dubbed ‘Momad’ is being designed by local firm SCB and will bring condos to a rental dominated market. Replacing a vacant parking lot, developer Fulton Street Companies continues to expand in the neighborhood with other notable projects including 1045 W Fulton, 1201 W Fulton, and an undisclosed 430-unit project at 1325 W Randolph Street.

Beige-to-Gray Metamorphosis Progresses at River North’s 600 N Dearborn

An exterior transformation is taking shape at 600 N Dearborn Street in River North, where a 21-story condominium building known as The Farallon is being repainted from a light beige to a dark gray. The current work will visually distinguish the 161-unit tower from a deluge of other postmodern buildings that sprout up around the turn of the century.

The permit’s owners have been listed as ABD Hamlinton LLC. No permits or plans have been issued as of yet for any future projects or zoning changes.

Final facade work is wrapping up for Optima‘s seven-story mixed-use building known as Optima Lakeview, located in Lakeview East. Residing at 3460 N Broadway on the former site of a Treasure Island Foods grocery store and parking lot, the development involves a 14,000-square-foot retail component and 198 apartment units on the upper floors. These rentals range from one- through three-bedroom layouts.

Stabilization Work Ordered For Laramie State Bank Building In Austin

Stabilization work has been ordered on the Laramie State Bank Building located at 5200 W Chicago Avenue in Austin. As a part of one of the Invest South/West sites, the bank will see a new life as an incubator, cafe, and blues music museum as work progresses over the coming years. Sitting on the northwest corner of the intersection with N Laramie Avenue, the bank has been vacant for nearly a decade and is in dire need of work to assure its long-term feasibility.

The permit’s owner has been listed as Wrightwood 1508 LLC. As of now, no plans appear to have been submitted to upgrade any of the zoning designations for this property and there is currently no information on any future constructions at the site.

Core and Superstructure Ascend at 354 N Union Avenue in Fulton River District

Both core and structural work continue to rise at 354 N Union Avenue in Fulton River District, where Onni Development Group has planned a 33-story residential tower. This 410-foot-tall edifice will yield 373 total rental units, with offerings ranging from 400-square-foot studios up to 1,600-square-foot three-bedroom units.

Commission On Chicago Landmarks Proceeds With Warner House Nomination In Austin

The Commission on Chicago Landmarks has decided to move forward with pursuing landmark status for the Seth Warner house located at 631 N Central Avenue in Austin. The house, just north of the corner with W Ohio Street, was recently nominated by Preservation Chicago along with a handful of other sites last month and is moving ahead with pursuing the status. The commission hopes that its proximity to the Invest South/West projects in Austin will help gather momentum in the restoration and preservation of the home.

City Council Approves Mixed-Use Development At 1012 Chicago Avenue In Evanston

The Evanston City Council has approved a new mixed-use development at 1012 Chicago Avenue in Evanston. Developer MCZ Development partnered up with local design firm 2R/Z Architecture on the building that will be replacing a car dealership on what was once known as Evanston’s motor row. The Transit Oriented Development (TOD) is bound by Chicago Avenue to the east and rail tracks to the west with various transit options at the doorstep of future residents.
