Full Permits Issued For Covent Hotel Development In Lincoln Park

Full building permits have been issued for the remaining half of the mixed-use development at 2653 N Clark Street in Lincoln Park. The new project will redevelop the existing Covent Hotel and build a new addition on its surface parking lot at 537 W Drummond Place which received the approval. Local developer Drummond Development has partnered with architecture firm Brininstool + Lynch on the design and restoration while working with the National Historic Preservation Foundation (NHP) on the latter.

Scaffolding Comes Down for Old Republic Building’s Facade Restoration in The Loop

Much of the exterior scaffolding has now been removed from the 24-story Old Republic Building in The Loop, revealing the extensive nature of its facade restoration. The 325-foot-tall Classic Revival office tower at 307 N Michigan Avenue was originally planned by the Bell and Zoller Coal Company and designed by Vitzthum & Burns.

New construction permits were issued this week for a new four-story residential building slated for 4027 S Calumet Avenue in Bronzeville. Marcin Orpik is listed as the owner, and the new four-unit project will come equipped with a roof deck and a detached four-vehicle masonry garage. The parcel is currently vacant.

Facade Work Begins for 1000M Apartments in South Loop

Curtain wall glazing has begun installation for the 73-story 1000M apartment tower at 1000 S Michigan Avenue in South Loop. Developer trio JK Equities, Time Equities, and Oak Capitals have planned for a total of 738 rental units in this most recent iteration, which will stand 788 feet upon its completion.

New Details Revealed For POP! Heights Park In West Roseland

New details have been revealed for the Pop! Heights community park at 11227 S Halsted Street in West Roseland. Located mid-block between 112th Street and W 113th Street, the project replaces an empty lot and is a part of the greater Public Outdoor Plaza (POP!) program. The Department of Planning and Development along with the Far South Community Development Corporation are behind the new park which is being designed by the Lamar Johnson Collaborative to serve the near Pullman area.

The new construction is slated as a three-dwelling masonry building with a basement and a rear open deck that connects across levels. Plans also indicate the presence of a detached three-vehicle garage with a finished roof deck.

Much like the city’s dozens of demolished high rises (more on that later), the never-built can also influence the realm of architecture despite lacking a physical presence. That is why every Sunday leading up to Halloween, YIMBY will cover a cancelled tower of increasing height, what lead to its demise, and what it might have looked like on the skyline. The model screenshots will retain previous weeks’ towers, though they will not be carried over to standard posts.

Initial Details Revealed For Two Developments Near The Pullman National Monument

Initial details have been revealed for two new developments near the recently opened Pullman National Monument in Pullman. While we do not know the formal address for each, the first will be a hotel located just north of the intersection of E 111th Street and S Doty Avenue, with the other being a grocery store at the corner of E 130th Street and S Eberhart Avenue. Both of these will be replacing empty lots and are led by different developers, bringing much needed services to the quickly growing area.

The owner is listed as Cozi Developments LLC, and the current plans indicate this project will yield two total dwelling units with an open rear staircase as well as a rear concrete patio. The project will also feature a three-vehicle parking pad at the rear. The lot is currently vacant.

Groundbreaking Imminent For Residential Development At 4600 N Marine Drive In Uptown

Located on the intersection with W Wilson Avenue in front of Montrose Beach, the project replaces a surface parking lot previously owned by Weiss Memorial Hospital. Developer Lincoln Property Company is behind the proposal along with architecture firm Valerio Dewalt Train on the design.
