1528 N Wells Street Receives First Permit in Old Town

Plans for a 12-story Old Town hotel known as “The Duke of Wells” have been brought back online. This week, the project at 1528 N Wells Street received its first official permit for foundation work to begin. With Condor Partners as the developer, the project will bring 203 new hotel rooms to the thoroughfare, already one of the city’s busiest restaurant and bar scenes. Construction was originally approved back in 2020, and will replace a currently empty lot that was previously the site of a since-demolished O’Brien’s restaurant.

New Permits Issued for 1938 W Belmont Avenue in North Center

A new permit was issued last week for the construction of a three-story residential construction located at 1938 W Belmont Avenue in the North Center neighborhood. The permit’s owners have been listed as Sustainabuild LLC and plans indicate there will be three total units and a basement. The building will have a roof deck and rear decks on all levels, as well as a detached three-vehicle garage.

Structural Work Now Topped out for Madison + Carpenter Condo Development in West Loop

Steel has officially reached its full height for a six-story condominium building known as “Madison + Carpenter,” located at 6 N Carpenter Street in West Loop. Real estate developer ZSD is planning to construct 13 condominiums, with four- and five-bedroom residences available. The project will replace a set of lower brick buildings that were demolished last year.

Funding Approved For Mixed-Use Development At 4715 N Western Avenue In Lincoln Square

The Community Development Commission has initially approved funding for the mixed-use development at 4715 N Western Avenue in Lincoln Square. Located on the intersection with W Leland Avenue, just south of W Lawrence Avenue, the lots currently serve as a city-owned surface parking lot whose sale is also included in the package. Developer The Community Builders, who operate other residential properties in the city, has partnered up with local architecture firm DesignBridge on the design of the new building across the street from the soon-to-be renovated DANK Haus.

Demolition Permit Issued for 3447 N Leavitt Street in North Center

New Brewery Proposed Near Pullman National Monument

Initial plans have been revealed for a commercial development near the Pullman National Monument in the far South Side. Located near the corners of E 111th Street and S Doty Avenue, the building will replace an empty lot and bring even more life to an area that recently had a hotel and grocery store proposed as well. The developers behind the project are Mark Doyle and Chicago Neighborhood Initiatives who are working with local architecture firm Edafos Studio on the design.

120 N Willard Court Wraps up in West Loop

Final facade touches can be seen at 120 N Willard Court, a five-story residential building just south of the Randolph Street in West Loop. The development will replace a pre-Chicago Fire single-family residence, which received demolition permits last December. The project is set to yield seven total units and seven parking spaces.

The owner is listed as KPG Chicago LLC and plans indicate this project will yield three dwelling units. The second and third floors are each outfitted with open porches at the rear. The first floor will feature a concrete patio. Plans also show the presence of a detached three-vehicle garage. The development will replace a vacant lot.

Embry Condo Development Passes Third Level in West Loop

Construction has surpassed the third level for Embry, a 15-story condominium development situated at 21 N May Street near the center of West Loop. Planned by Sulo Development, the high rise will contain a total of 58 for-sale units ranging from two- to four-bedroom houses and ranging in size from 1,828 to 5,187 square feet. The construction of this 207-foot-tall building will fill the space of an old, vacant lot where a two-story masonry structure used to stand.

Initial Plans Revealed For Residential Development At 2821 N Orchard Street In Lake View East

Initial plans have been revealed for a residential development at 2821 N Orchard Street in Lake View East. Located just north of the intersection with W Diversey Parkway, the new project will replace an existing 3-story home that dates back to 1891. The drawings from an undisclosed developer were made public via the office of 44th Ward Alderman Tom Tunney, revealing local firm Hanna Architects as the designer of the new structure.
