Plans have been submitted to the city for the C40 Garfield Green development at 201 S Kedzie Avenue in East Garfield Park. Located on two parcels at the intersection of S Kedzie Avenue and W Fifth Avenue, the adjacent sites will both be corner properties. The development will replace vacant city-owned property as the winning proposal of the C40 Reinventing Cities competition. Preservation of Affordable Housing is the developer behind the proposal.

Foundation Progresses for Inspire, at 1140 W Erie Street in West Town

Foundation work has begun for Inspire West Town, an eight-story mixed-use building located at 1140 W Erie Street near the southeast corner of West Town. Developer Bond Companies plans a combination of ground-level retail and 113 apartment units. As part of the Affordable Requirements Ordinance, the project will yield 23 affordable housing units, six of which will be part of the 113 on-site residences and the remaining 17 elsewhere in the neighborhood.

Permits Issued for 1911 S Homan Avenue in North Lawndale

Construction permits have been issued for a three-story residential building at 1911 S Homan Avenue in North Lawndale. Oscar Tovar is the filing owner, whose plans include two total units, a rear open porch, and a two-car detached garage. The new structure will replace a currently vacant lot, which was previously occupied by a two-story residence damaged in a fire several years ago.

354 N Union Avenue Breaks Ground in Fulton River District

Caisson work is now underway for 354 N Union Avenue, a 32-story residential tower planned for Fulton River District. Developed by Onni Group, the tower will replace a previously vacant lot bound by K2 apartments to the north, a Jewel-Osco parking lot to the east, the Union Pacific tracks to the south, and N Halsted Street to the west.

The Chicago City Council has approved plans for a residential development at 4447 N Hazel Street in Uptown. Located on a corner lot, the project will replace an existing church at the intersection of N Hazel Street and W Sunnyside Avenue. Longford Construction is the developer behind the proposal.

Demolition Permits issued for 2130 S Central Park Avenue in North Lawndale

Demolition permits have been issued for a three-story masonry building at 2130 S Central Park Avenue, located near the southern edge of North Lawndale. It is unclear what the owner, EAM Properties LLC, is planning to have replace the former convent building. However, the property is zoned for RT-4, which allows for two-flats, townhouses, low-density apartment buildings, and single family homes. RT-4 also permits a floor area ratio of up to 1.2, whereby any new development may have up to 1.2 times the square footage of the lot itself.

The Rosie Wraps Up Construction at 1461 S Blue Island Avenue in Little Italy

Construction has completed for the Rosie, a mixed-use development at 1461 S Blue Island Avenue in Little Italy. The project has been planned by FLATS LLC, a subsidiary of Cedar Street Companies, in partnership with Origin Investments. Previously a vacant lot, the site lies within a federal opportunity zone that grants developers tax incentives for developing in economically distressed areas.

City Council Approves Demolition for 1020 W Randolph Street in the West Loop

The Chicago City Council has given the final approval for demolition of the existing structure at 1020 W Randolph Street in the West Loop. Located within Fulton-Randolph Market District, and the northeast corner of W Randolph Street and N Carpenter Street, the current site conditions consist of an existing one-story bank with drive-through that is the subject of this demolition approval. L3 Capital is the developer behind the project.

KEMT LLC is the listed owner of the currently unoccupied building.
