City Council Approves Land Purchase For Affordable Housing In Pilsen

The Chicago City Council has approved the acquisition of various vacant city lots in Pilsen for the creation of affordable housing. The lots are located at the intersection of S Peoria Street and W 18th Street and represent the largest developable property in the neighborhood and future construction would continue the vibrant street wall along 18th Street. The $12 million purchase of the 6.3 acres by the city brings the tally of money spent towards affordable housing up to $1 billion, a major investment in many changing communities.

New Permits Issued for 5819 S Michigan Avenue in Washington Park

A permit was issued this past Friday for a new three-story residential building at 5819 S Michigan Avenue in the Washington Park neighborhood. The owner is listed as Eagle Opportunity Fund and plans indicate this project will yield three dwelling units, each outfitted with open porches at the rear. Plans also show the presence of a detached three-car garage. The development will replace a vacant lot.

Funding Proposed For Congress Theater Redevelopment In Logan Square

The Chicago Department of Planning and Development has introduced a notion to provide partial funding for the renovation of the long-vacant Congress Theater at 2135 N Milwaukee Avenue in Logan Square. Located on the intersection with N Rockwell Street, the historical movie house has been in the process of securing a redevelopment for many years with local developer Baum Revision taking over the property mid-2021, working with Woodhouse Tinucci Architects on the new vision for the city landmark.

Renovation work in full swing for Lawson House Renovation in Near North Side

Renovation is now visible and in full swing for the Victor F. Lawson House, a 24-story Near North Side high rise, which was built in 1931. Located at 30 W Chicago Avenue and formerly a YMCA, developer Holsten Real Estate plans to convert the 272-foot structure to 408 apartment units, deconverted from 538 single room occupancy. Programming will also include on-site social services and ground-level retail.

The owner is listed as Eagle Opportunity Fund, and plans indicate this project will yield three total dwelling units. Each unit will be outfitted with an open deck and rear stair access. The plans also indicate the presence of a three-vehicle garage behind the structure. The development will replace a previously vacant lot.

City Council Approves TIF For Various City Parks

The Chicago City Council has approved the financing for multiple small-improvement projects of various Chicago Park District properties across the city. A majority of the funds will come from various Tax Increment Financing districts, which are often supported by fees from developers. Many city parks are dealing with aging facilities while handling the demand for open space over the last two years. The investments will affect eight city parks, with six of the smaller projects being as follows:

Construction has completed at 15 N Elizabeth Street, a boutique residential development in West Loop. This five-story condominium building has been planned by the three-party developer known as 15 N Elizabeth LLC, comprised of Ranquist Development Group, Jodi Development, and Campbell Coyle.

Permits were issued earlier this week for a new residential build located at 1531 W Barry Avenue in the Lake View neighborhood. EZMB LLC is listed as the permit owner for this property. The building will be a three-story, two-flat with a basement, a rear terrace at the first story, and a rear balcony at the second story. There will be an outdoor stair to the third story which will extend to the rooftop deck and enclosure. The structure will also feature a detached three-car garage with its own rooftop deck.

Bridgford Foods Facility is Coming Down in Fulton Market

Earlier this month, YIMBY reported on the Committee on Design’s review of 170 N Green Street, where CRG (of St. Louis-based Clayco) and Shapack Partners have planned a massive mixed-use development. The Fulton Market site was previously owned by Bridgford Foods, whose former packaging facility is currently undergoing full demolition. Clayco purchased the property for $60 million in 2020, prior to which Bridgford Foods had considered its own plans for a 17-story building to occupy the site.

Initial Details Revealed For Redevelopment Of 513 W Fullerton Avenue In Lincoln Park

Initial details have been revealed for the redevelopment of the Cenacle Retreat and Conference Center at 513 W Fullerton Avenue in Lincoln Park. The plans which will be discussed at an upcoming community meeting depict the potential future of the multi-lot site occupied by the 1967-built masonry-clad structures. Developer Henry Street Partners LLC has tapped local design firm Wheeler Kearns Architects for the subdivision master planning and design of the one multi-unit structure.
