New construction permits were issued this past week for a new four-story residential building located at 2010 N Leavitt Street in the Logan Square neighborhood. The permit’s owner has been listed as 2010 N Leavitt Development LLC, and it’s been indicated that the build will house two units and a basement with a walkout level. The building will feature front decks, rear porches, and a roof deck. There will also be a detached garage with its own roof deck. The lot is currently occupied by a masonry residence.

New Renderings Revealed for 1061 W Van Buren Street in West Loop

Updated renderings are currently making their way through zoning approvals as Pizzuti Development plans 1061 W Van Buren Street, a new 21-story mixed-use tower along the southern edge of West Loop. Officially addressed as 1011 W Van Buren Street, the project will be replacing a narrow vacant lot whose length runs west and east. Alongside completed towers like Avra West Loop and Landmark West Loop and other underway developments like 1044 W Van Buren and CA6, the new construction represents a growing node of high-density housing along the Eisenhower Expressway (I-290).

Permits Issued For Residential Development At 3431 N Ashland Avenue In Lake View

Full construction permits have been issued for the residential development at 3431 N Ashland Avenue in Lake View. Located just south of the intersection with W Cornelia Avenue, the multi-phase project is replacing the 97-year-old Loyola Press building that used to occupy the site. Developer 3443 N Ashland LLC is working with Studio Dwell Architects on the design of the upcoming structure that joins the recently completed 3421 N Ashland Avenue directly next door which was phase I.

Demolition Permits Issued for 1809 W Grand Avenue in West Town

Ribbon Cutting Ceremony Marks Completion of 345 N Morgan Street in Fulton Market

This week, YIMBY attended the ribbon cutting ceremony for 345 N Morgan Street, an 11-story mixed-use building in Fulton Market District. This new development features new ground-level retail topped by offices on the upper floors. Continuing the trend of high-amenity, high-flexibility office space to be built in Fulton Market, the 200,000 square-foot structure highlights the neighborhood’s increasing densification and expanding urban footprint. Although only 11 floors, the 178-foot-tall development by Sterling Bay still measures up to many of the surrounding projects and planned developments.

New Permits Issued For Residential Conversion Of St. Boniface Church In West Town

New permits have been issued for the residential conversion of the St. Boniface church at 1356 W Chestnut Street in West Town. Located on the northeast corner with N Noble Street, the long-standing church will finally see work begin on its units after multiple years of setbacks which involved the preservation of some interior elements previously set to be removed. Developer ZSD Corp is leading the project and working with SPACE Architects + Planners on this first phase of work.

New Permits Issued for 2733 W Maypole Avenue in East Garfield Park

A permit was approved earlier this week for a second new three-story residential building at 2733 W Maypole Avenue in the East Garfield Park neighborhood. This is a sister build to a twin project from the same team which will be located at 2727 W Maypole Avenue. The owner is listed as Darlena W Burnett, and the current plans indicate this project will yield six total dwelling units. The front of the building will be outfitted with balconies. The project will be fenced and feature a seven-vehicle parking pad at the rear. The lot is currently vacant.

Plan Commission Approved Mixed-Use Development At 330 W Chestnut Street In Near North Side

The Chicago Plan Commission has approved a mixed-use development at 330 W Chestnut Street in the Near North Side. Located on the northeast corner with N Orleans Street, the vacant site was occasionally used for outdoor fitness classes and as a parking lot over the last two years. Developers Draper & Kramer and BlitzLake Partners have tapped local architecture firm FitzGerald Associates on the design for the structure that will be near the upcoming North Union mega-development.

Construction Now at Fourth and Final Floor for 2317 N Clark Street in Lincoln Park

Construction has now topped out for 2317 N Clark Street in Lincoln Park. The four-story mixed-use building is being developed by 2300 N Clark LLC, with plans for 2,228 square feet of retail with 73 feet of frontage. This first-floor commercial space will be topped by 35 rental apartments along the three upper floors.
