Full Permit Clears For 1323 S Ashland Avenue in Little Italy

Following a preliminary foundation and basement permit this past June, a full construction permit has been granted for a commercial building at 1323 S Ashland Avenue in Little Italy. The new structure will come with retail, offices, and a rooftop deck, spanning a total of 48,000 square feet. The project is currently under the development by 4S Bay Partners and was formerly the site of the St. Stephenson Missionary Baptist Church. The office units will cater predominantly to community service entities and nonprofit institutions.

The firm behind the design is by Bauer Latoza Studio. The rendering depicts the building with a metal and glass facade encasing stacked cylindrical sections in different colors.

The development will come with four underground parking spaces and one loading bay. Public transportation is easily accessible: bus Routes 9, X9, and 12 are a three-minute walk north at Ashland & Roosevelt. Additionally, both the Polk and 18th CTA stations, which offer Pink Line connections, are a 12-minute walk from the property.

ACCEL Construction Services Group is serving as the principal contractor for the project. The developer has indicated a completion timeline around mid-2024.
