Collectively owned by MK Construction & Builders Inc, all three of the structures are frame. Each property also has a detached frame garage that will also undergo demolition. While it is unclear what the owner has planned for the parcels, each is zoned for RS-3 Residential Single-Unit District, which allows for detached single family homes and two-flats. RS-3 also permits a maximum height of 30 feet and a floor area ratio of 0.9, whereby any replacing structure may have up to 90 percent of the square footage of the lot itself.

When YIMBY last reported on the progress of the Fulton Market 12-story office development, site excavation was underway. Officially addressed as 1045 W Fulton Market, the project has previously filed permits under 237 N Aberdeen Street and was listed as 1043 W Fulton Market.
Renderings have been revealed for a five-story mixed-use development located at 1317 N Western Avenue in Wicker Park. Located along N Western Avenue, the vacant mid-block lot was previously a used car sales lot. Fulton Grace Realty is the developer behind the proposal.
Construction permits have been issued for a single-story Starbucks set to occupy a currently vacant lot at 4200 S Pulaski Road in Archer Heights. Co-planned by Pulaski Promenade LLC and Pine Tree Commercial Real Estate, the building will include a vestibule and drive-through, a parking lot with 32 spots and 12 bike spaces, and extensive new landscaping. The project is an addition to a mall area that was built in 2015.
Construction is expected to begin in April for a residential development located at 354 N Union Avenue in Fulton River District. Located on a thin, rectangular site, the parcel is bound by and adjacent building to the north, N Union Avenue to the east, train lines to the south, and N Halsted Street to the west. Onni Group is the developer behind the project.
