Chicago City Council Approves Residential Development At 517 W 119th Street In West Pullman

The Chicago City Council has approved rezoning for a new residential development at 517 W 119th Street in West Pullman. Located on the southwest corner with S Normal Avenue, the new building will replace a vacant lot next to a small one-story structure. The rezoning from B1-1 Neighborhood Shopping District to B2-3 Neighborhood Mixed-Use District will allow developer West Pullman LLC to proceed with the HED Architects-designed affordable housing apartment building.

Filling in the full 19,336-square-foot lot, the 45-foot-tall, four-story building will bring 36 residential units in partnership with the Interfaith Housing Development Corporation (IHDC). The IHDC’s mission is to, “develop long term affordable housing for low-income, underserved populations in collaboration with local communities.” Thus it can be expected that the majority, if not all, of the apartments will be affordable housing.

Although the plans do not show the specific bedroom counts for the units, there are four different types of layouts ranging in sizes along with a large office space and a community room on the first floor. Utilizing an existing alley in the rear, the project will offer 18 vehicle parking spaces and a small tot-lot with play areas for children as well as some outdoor patio spaces for residents. The building will be clad mostly in a stone veneer rainscreen with small sections of fiber cement splitting the facade into three to minimize the look of the massing on the north facade.

Future residents will have direct bus access to CTA Route 119 at the building corner and the Metra Stewart Ridge stop via a five-minute walk. Younger kids will also have West Pullman Elementary School directly behind the new building. Although no construction date was given for the new structure, it will now move onto permitting before any formal groundbreaking.
