A permit was approved late last week for a new three-story residential building at 624 E Pershing Road in the Bronzeville neighborhood. The parcel address for this permit is 616 E Pershing Road and the owner is listed as Oakwood Shores LLC. This project is part of the larger phase three development that secured TIF funding last year.
Designed by Brook Architecture, this component of the development will include a masonry facade and 30 residential units. The building will be Energy Star-rated and will provide electric vehicle charging stations near the 16 off-street parking spaces.
Future residents will find bus service for Routes 39 at Pershing & Vincennes via a two-minute walk west. The CTA Green Line can also be accessed nearby at the Indiana station via a 13-minute walk southwest. There are many retail, dining, and entertainment options in the vicinity, many of which are located within walking distance along S Martin Luther King Drive.
Powers & Sons Construction will act as the general contractor for the $9.25 million construction. The project was originally forecast for completion by January 2023 but that remains to be seen.

I really wish the rest of Oakwood Shores could be sold and developed privately with the minimum affordable housing requirements. I’m all for mixed income neighborhoods, but this area will never be a true neighborhood if CHA does all the development.
