A new permit has been issued for a three-story residential building located at 327 S Leavitt Street in the Near West Side neighborhood. The permit’s owners have been listed as Sustainabuild LLC. Per plans, the construction will be comprised of three total dwelling units each outfitted with rear porches. The building will feature a basement and a detached three-car garage. Both structures will be equipped with shared rooftop decks. The construction will replace an existing frame structure.

Quickly rising in the Illinois Medical District is the 22-story mixed-use high rise at 513 S Damen Avenue. Developer Marquette Companies has planned for 1,000 square feet of retail, above which will be 279 rental apartments. These dwellings will be laid out as studios, junior one-bedrooms, one-bedrooms, and two-bedrooms.

Zoning Board Approves Mixed-Use Development At 1800 W Berenice Avenue In North Center

The Chicago Zoning Board of Appeals has approved a mixed-use project at 1800 W Berenice Avenue in North Center. Located on the intersection with N Ravenswood Avenue, the site is currently occupied by a two-story building housing a small theater group and is bound by CTA tracks to the west and Metra tracks to the east. Landrosh Development is the firm behind the project with Sullivan Goulette Wilson Architects working on the design which received zoning approval last year.

A new permit has been issued for a three-story residential building located at 3762 S Indiana Avenue in the Douglas neighborhood near Bronzeville. The permit’s owners have been listed as McBreaty Construction Company. Per plans, the construction will be comprised of three total dwelling units, each equipped with rear steel porches. The building will also be outfitted with an outdoor patio at the rear of the building. Plans also indicate the presence of a three-car garage. The construction is on a shared lot and will replace an existing building.

City Council Approves Funds For Roosevelt Square In Near West Side

The Chicago City Council has approved the financing and land-sale for the Roosevelt Square Phase 3B mixed-use development in the Near West Side. Located across multiple parcels mainly around W Taylor Street and W Roosevelt Road, the project is part of the greater Roosevelt Square Plan that includes the rehabilitation of existing apartments, construction of new housing, and a new National Public Housing Museum. The effort is being led by Related Midwest and the Chicago Housing Authority along with various local design firms.

Platform 4611 Nearly Topped Out at 4611 N Broadway in Uptown

A nine-story mixed-use development, known as Platform 4611, can be seen approaching full height at 4611 N Broadway in Uptown. Co-developed by John Buck Company and Free Market Ventures, this 103-foot project stands at the intersection of Broadway & Wilson. Planned programming includes 12,000 square feet of first-floor retail, split into units between 1,628 and 2,178 square feet. Atop this mercantile component will be 200 for-rent apartment dwellings, ranging from single-bedroom up to three-bedroom residences.

A permit was approved on yesterday for a new three-story residential building to be located at 4105 S Prairie Avenue in the Grand Boulevard neighborhood. The owner is listed as James Nahon and plans indicate this project will yield three total units, each with a rear open porch. The permits include a detached three-car garage. The development will replace a vacant lot and joins two other planned projects of the same scope on the same lot. We previously reported on these additional projects last year.

900 W Randolph Street Reaches Fifth Floor in West Loop’s Fulton Market

The 43-story mixed-use tower at 900 Randolph Street, on track to be West Loop’s second skyscraper, has now surpassed the fifth floor. Under development by Related Midwest, this 495-foot-tall edifice will house a combination of ground-level retail and a total of 300 apartment units.

Initial Renderings Revealed For Skate Park Renovation In Logan Square

Initial details have been revealed for the redesign of the existing skatepark at 2430 W Logan Boulevard in Logan Square. Located right under the Kennedy Expressway, the existing skate park is one of five operated by the Chicago Park District and the only one that operates year-round due to its covered nature. The extensive remodel and redesign is being led by community group Logan Boulevard Skate Park Committee who tapped LA-based Spohn Ranch Skateparks for the conceptual design.

A new construction permit was issued yesterday for a two-story office building at 1327 S Kilbourn Avenue in the North Lawndale neighborhood. United Scaffolding Inc, is listed as the permit owner and plans indicate this project will also include a pre-engineered metal warehouse as well as a metal canopy for a storage area. The project will replace a vacant lot. Natalie Regan is listed as the structural engineer of record for this project.
