Permits Issued For Repairs To Fire-Damaged Church In Irving Park

Two permits were issued by the City of Chicago on January 2 to address damage caused by a fire at the Tapestry Fellowship Church in Irving Park. Located at 3824 West Irving Park Road, across from Independence Park, the fire occurred on the morning of December 22, 2023. It started in the cafe and damaged most of the building’s lower level and caused heavy smoke damage to the sanctuary above, according to a post on the church’s Facebook page the day after the fire.

Updated Plans Revealed For Redevelopment Of Former DePaul College Prep Site In Irving Park

Updated plans have been revealed for the redevelopment of the former site of DePaul College Prep at 3601 N California Avenue in Irving Park. Located on the corner with W Addison Street along the Chicago River, plans for the redevelopment have now shifted since we first covered them in 2021. This is greatly due to neighborhood complaints on density and traffic.

Trio of demolition permits signals the beginning of Tiny Giants development in Irving Park

Three demolition permits have been issued for properties on the southwest corner of Montrose Avenue and California Avenue in Irving Park. The removal of those buildings will clear space for developers Farah and Amir Essa to build their next Tiny Giants Early Learning Center facility and mixed-use residential development, designed by SEEK Design + Architecture. The new project will include school offices on the second floor, and 24 residential units on levels three and four. The learning center will occupy the ground floor.

Progress update on a trio of residential projects on Richmond Street in Irving Park

Three residential buildings in the 4300-block of North Richmond Street in Irving Park continue through varied stages of construction. Located at 4337, 4343, and 4347 North Richmond, all three are being developed and built by Vivi Development based on designs by Compass Architecture. These will all be three stories with a basement, containing six condominiums each. They are being developed on the site vacated when fire destroyed the Twisted Hippo Brewing building.

Nine residential units in progress at 4524 West Irving Park Road

Construction progress continues on a three-story, nine-unit residential building at 4524 West Irving Park Road in the Irving Park neighborhood. Permitted to the address of 4007 N Kolmar Avenue on June 6, 2023, this was originally to have a basement level beneath the residential floors. However, a revision issued in April of this year eliminated the basement.

Foundation work has started for condo development on Twisted Hippo site in Irving Park

Foundation work has begun for another condominium development on the lot created by 2022’s Twisted Hippo fire in Irving Park. We showed you construction progress on the first condo building here earlier this month, and now 4343 N Richmond Street is also on the way. Like its predecessor at 4337 N Richmond, this will be another three-story, six-unit structure.

Preparation work has begun for demolition of multiple buildings on the southwest corner of Montrose and California Avenues in Irving Park. One demolition permit is pending, for 4346 N California Avenue, while others, most notably 2801 W Montrose Avenue, are sure to follow soon. Construction has topped out on the shell of a three-story, six-unit condominium building at 4337 N Richmond Street in Irving Park. This residential project sits on a large multi-lot space created by a fire in February 2022 that destroyed multiple buildings, including the home of Twisted Hippo Brewing and Ultimate Ninjas gym.

Details Revealed For Mixed-Use Development At 2801 W Montrose Avenue In Irving Park

Details have been revealed for a new mixed-use development at 2801 W Montrose Avenue in Irving Park. Located on the southwest corner with N California Avenue, the new building will replace a handful of buildings directly across the street from Horner Park. The project itself is being led by Farah and Amir Essa with SEEK Design + Architecture working on its design.
