Plans have been unveiled for a new mixed-use development in the Irving Park neighborhood. The project, located at 2907 W Irving Park Road, plans for a seven-story structure occupying an approximately 62,000-square-foot site and housing 45 affordable residential units.
A new construction permit has been issued for a residential project at 4007 N Kolmar Avenue in Irving Park. The three-story masonry building will incorporate nine dwelling units and a basement, transforming what is currently a vacant site. The property is owned by 4524 W Irving Park LLC.
Updated details have been revealed for the mixed-use development at 4343-4357 N Richmond Street in Irving Park. Located on the southeast corner with W Montrose Avenue a few blocks west from Horner Park, the multiple-building proposal replaces the previous Twisted Hippo structure which burned down in February 2022. Now developer Alan Candea is working with local firm Compass Architecture on their design after receiving community feedback on an earlier iteration.
New building permits were issued for a new four-story frame construction to be located at 4015 N Pulaski Road in Irving Park. Plans list KLLM Architects as the architects of record and state that this building will house four units. Each unit will have a rear deck and patio. The property site will feature new fencing and four parking spaces. The site was formerly a gas station parking lot.
Demolition permits have been issued to remove a one-and-a-half-story masonry residence located at 3822 N Troy Street in Irving Park. The permit filing owner is listed as Joey Halperin. The property has RS-3 zoning and the neighborhood provides a nice mix of low-density residential single-family homes and two-flat constructions.
