Plans for the residential development at 3819 N Kedzie Avenue are moving forward as 33rd ward alderwoman Rosanna Rodriguez has given her approval. Located near the intersection with W Byron Street, the proposal will be replacing three one-story commercial buildings near the heart of Irving Park.
Two permits have been issued by the city that allow a developer to build a pair of single-family residences in the 4000 block of North Albany Avenue in Irving Park. North Albany LLC, registered in Deerfield, IL, received a permit for 4017 North Albany on April 3, and one for 4015 North Albany on April 10. Both applications were filed on March 6 of this year, and both show a reported cost of $650,000.
A permit for residential construction has been issued for the property at 3051 West Irving Park Road in the Irving Park Neighborhood. Developer Carr Real Estate Investments will build a four-story, three-unit structure on the site, which lies near the corner with Albany Avenue. The permit’s application was filed back in December 2023, and was issued on March 18. It names JEK Development LLC as the general contractor, with a reported construction cost of $750,000.
A fourth six-unit condominium building has been permitted for construction on the former Twisted Hippo grounds in Irving Park. On March 6, 4353 North Richmond Street got permission to extend the group of homes closer to the corner of Richmond and Montrose Avenue, adding to the three buildings already in progress. Vivi Development is the developer and general contractor.

Located near the intersection with W Byron Street, the project was initially revealed earlier this year with a different exterior design. Local developer Base 3 Real Estate is leading the project with Red Architects as the designer, the same team behind 750 W North Avenue.
