A permit for residential construction has been issued for the property at 3051 West Irving Park Road in the Irving Park Neighborhood. Developer Carr Real Estate Investments will build a four-story, three-unit structure on the site, which lies near the corner with Albany Avenue. The permit’s application was filed back in December 2023, and was issued on March 18. It names JEK Development LLC as the general contractor, with a reported construction cost of $750,000.

Eduard Livanu is listed as the architect of record. Details of the project include a roof deck and stair enclosure atop the fourth story, with a metal stairway connecting all levels at the rear of the structure. A detached three-car garage will be added at the alley off Albany Avenue. It is unclear at this time if these will be rental units, or one duplex-down, one duplex-up, and one full-floor condominium. The new construction will sit on the west side of a new 24-uit building permitted in September 2023 at 3043 West Irving Park.

The site used to contain a single-story commercial building at the front of the lot, with a two-story residence behind it. The residence was damaged by an attic fire in Summer 2019; there are no signs of a renovation permit to remedy the damage, and the most recent Google Street View images of the property still show evidence of the fire on the roof. The home, reportedly built in 1898, was ultimately issued a demolition permit along with the commercial property in October 2022.

Residents of 3051 West Irving Park Road will be mere steps from CTA Route 80 bus stops at Irving Park and Albany. The nearest elevated train access is the Kedzie Brown Line platform one mile to the north. However, the Route 80 bus can be used to connect with the Irving Park Brown Line station 1.3 miles east to eliminate the long walk. The 80 bus can also be used to connect with the Irving Park Blue Line train that stops 1.6 miles to the west.
