Demolition is almost complete on the former Cougle Commission Co. building at 345 North Aberdeen Street in Fulton Market. A permit to tear down the single-story structure was permitted on March 10; demo fencing had surrounded the site on a trip through the neighborhood back in late February, so the permit came as no surprise. Another visit Tuesday, March 18 turned up mostly rubble and scrap material.

Heneghan Wrecking is doing the razing. The permit shows a reported demolition cost of $140,000. Skender is on site supervising work; perhaps they’ve been assigned general contractor duties for the new tower.  And another Sterling Bay residential proposal, right across the street at 350 North Morgan, goes before the Chicago Plan Commission today.

Sterling Bay got approval from the Chicago Plan Commission back in June to erect a 44-story, 559-unit residential tower on the site. But they also put the site up for sale early last year, so that approval wasn’t necessarily theirs to carry out; it would be passed to the developer who purchases the site. Interestingly, JLL, the company hired to help facilitate the sale, no longer has the listing for 345 North Aberdeen on their website.

Perhaps JLL has simply changed the listing. It’s also possible the site has sold, though I’ve been unable to find transaction information, or another company has been hired for the sale. Or maybe Sterling Bay has decided they’ll maintain ownership and develop the property after all, either themselves or in partnership with another development firm. Whichever the case, they’ll soon have a vacant plot of land; that could be the move here. A site already void of improvements might be an easier sell.
