Plans are progressing for the mixed-use proposal at 350 N Morgan Street in Fulton Market. Earlier this year we covered when the project received a slight redesign from its initial reveal around a year ago. The tower will rise on the corner with W Carroll Avenue and adjacent to Google’s current office, with Sterling Bay acting as the developer.

Originally revealed as an office building multiple years ago, Sterling Bay decided to pivot to residential with a new design dubbed ‘The Residences at 350’. The local office of architecture firm Gensler is working on its design which is set to rise 39 stories and 436 feet in height. This includes a four-story podium bound by plazas on three of its sides.

The ground floor will contain 11,00 square feet of retail space, main lobby along Carroll, and a ramp up to a 240-vehicle parking garage. The podium will be capped by a large outdoor deck and amenity level for the 573 units in the tower above, of those 115 will be considered affordable.

The building itself will be clad in a glass curtain wall with Chicago-style windows and extruded metal panel details. The project will have an overall cost of $300 million and will be reviewed by the Plan Commission later this month. Once that approval is in hand it will move on to city council, with the development team hoping to break ground later this year.

  1. Probably among the best designs released by Gensler over the past couple of years – the nod to the numerous International Style towers dotting both the Loop and the lakefront saves it from being but another dull curtain-glass residential tower.
