Exterior completion of the residential project at 3914 North Lincoln Avenue is in sight, as developer and general contractor Longford Design + Construction continues their work in North Center. The project has been topped out for a couple months now, and brick work and glass is mostly in place. Sidewalk canopies have been removed from the construction site, revealing ground-level commercial spaces that look nearly ready for tenants.

The wedge-shaped building, designed by SPACE Architects + Planners, who refer to this development as The Robey Faye Apartments, fronts both Lincoln Avenue and Damen Avenue, just south of Irving Park Road. The five-story structure will include 68 residential units, with three commercial spaces and and 28 parking stalls on the first floor. There are lots of balconies on levels two, three, and four, and the top floor features outdoor terraces.

Two of the commercial spaces will occupy the Lincoln streetfront, and one will be along Damen. A 28-space garage will be located on the ground floor at Damen, accessed from the alley at the south end of the building that also connects to Byron Street running east-west. A residential vestibule and fitness center will be included on the Damen side of the first floor, while a small office space and storage areas for bicycles will sit in the middle area of the two halves. Longford plans to have the building open to occupants in May.

Residents of 3914 North Lincoln Avenue will be within a one-block walk of CTA bus service via Route 50 for north-south travel and Route 80 for going east-west. The Irving Park Brown Line platform is about three blocks away to the northeast.

This looks sharp! Love the near wall to wall retail. Too many newer buildings have dead lobby space, blank walls or parking garages taking up the streetscape. Entrance frequency is crucial
100% right on. It’s an important detail – it’s been the successful pattern of vibrant walkable cities for hundreds of years.
So, in most of the units the second bedroom doesn’t have a window? Am I missing something? I thought that was required.
They most likely have a wall that doesn’t go all the way up to the ceiling, fairly common now but is not great for privacy living with more than one person.
“Borrowed light” has become popular term
I suspect that a healthy percentage of borrowed light openings get closed up after the inspectors have gone home.
Great addition to the neighborhood. I like how the 5th floor is setback and how it blends in with the older buildings on the block.
This is a great building, even tho a couple historical buildings were torn down the density+aesthetic ended up being worth it. I walk past it at least 3 times a week and am always really impressed by it. It also spans two different streets so it’s really done a lot to uplift the average facade height and density of the block.
Refreshing to see some 3br units for families; so important for neighborhood vibrancy. Rooftop dog run, possibly? Nearest park is at least a mile away.
