A fourth six-unit condominium building has been permitted for construction on the former Twisted Hippo grounds in Irving Park. On March 6, 4353 North Richmond Street got permission to extend the group of homes closer to the corner of Richmond and Montrose Avenue, adding to the three buildings already in progress. Vivi Development is the developer and general contractor.

Local developer Base 3 Real Estate is leading the project with Red Architects as the designer, the same team behind 750 W North Avenue.

On the south end of the giant multi-space lot, 4337 North Richmond got construction started first, following a fire that destroyed the brewery, the gym it shared a building with, and a four-story apartment building next door.
Two permits were issued by the City of Chicago on January 2 to address damage caused by a fire at the Tapestry Fellowship Church in Irving Park. Located at 3824 West Irving Park Road, across from Independence Park, the fire occurred on the morning of December 22, 2023. It started in the cafe and damaged most of the building’s lower level and caused heavy smoke damage to the sanctuary above, according to a post on the church’s Facebook page the day after the fire.
