Preparation work has begun for demolition of multiple buildings on the southwest corner of Montrose and California Avenues in Irving Park. One demolition permit is pending, for 4346 N California Avenue, while others, most notably 2801 W Montrose Avenue, are sure to follow soon. It is here that Farah and Amir Essa plan to build their next Tiny Giants Early Learning Center facility and mixed-use residential development.

Construction has topped out on the shell of a three-story, six-unit condominium building at 4337 N Richmond Street in Irving Park.
