Three demolition permits have been issued for properties on the southwest corner of Montrose Avenue and California Avenue in Irving Park. The removal of those buildings will clear space for developers Farah and Amir Essa to build their next Tiny Giants Early Learning Center facility and mixed-use residential development, designed by SEEK Design + Architecture. The new project will include school offices on the second floor, and 24 residential units on levels three and four. The learning center will occupy the ground floor.
The demolition permits were issued Saturday, August 4. Two of them are for the two-story building at 2801 West Montrose Avenue; one for the structure itself, and one for the chimney stack atop it. The other permit is for the single-story masonry building at 4336 North California Avenue. One demo permit, for 4346 North California, a single-story structure that abuts 4336, is still pending in the Chicago Data Portal. ENC Construction & Development will be the general contractor, as well as the demolition contractor.
We were at this site back in June, and demolition fencing already surrounded all involved buildings, so the demolition permits have been hotly anticipated. Expect the teardowns to begin pronto so construction can begin soon. According to a banner at the site, ENC Construction & Development will be the general contractor.
