Chicago Plan Commission Approves Residential Conversion Of 1006 South Michigan Avenue

The Chicago Plan Commission on Thursday approved the conversion of the Graphic Arts Building at 1006 South Michigan Avenue in the South Loop from offices to residential use. The project required a change to Business Planned Development No. 1323, which includes the newly-opened 1000M residential tower next door at 1000 South Michigan. Two members of that development team, JK Equities and Oak Capitals, are the tandem working on the residential conversion. FitzGerald is the design firm for the project.

Official Opening Held For 1000M In South Loop As Leasing Continues

An official grand opening has been held for the residential tower at 1000 S Michigan in the South Loop known as 1000M. Sitting along the famed avenue and across the street from Grant Park, the tower replaced a vacant lot and cantilevers over its shorter neighbor. Efforts on the skyscraper were led by Time Equities, Inc., JK Equities, and Oak Capitals, who were all in attendance at the ceremony.

Final Exterior Touches Advance for 1000M Tower in South Loop

As pre-leasing continues, final touches are being made to the facade of 1000 S Michigan Avenue in the South Loop. This 74-story residential project, known as 1000M, stands at 805 feet and is located opposite Grant Park. The tower has been developed by Time Equities, JK Equities, and Oak Capital, with architectural design by Jahn/ and interior design by Kara Mann Design. There will be a total of 738 apartments, ranging from studios priced at $2,075 per month to four-bedroom penthouses starting at $14,470 per month.

Pre-leasing has begun for the residential tower at 1000 S Michigan in the South Loop with new renderings revealed. Located along the famed streetwall across the street from Grant Park, 1000M came in second place on our 2023 year-end countdown as work is quickly wrapping up. The project is being led by developers Time Equities, Inc., JK Equities, and Oak Capital, with Jahn/ Architecture working on the design.

Taking the second place in our 2023 countdown is the residential tower at 1000 S Michigan in the South Loop. Years in the making, 1000M as it is known, was originally proposed as a much taller stepped box design which was refined and shortened prior to its groundbreaking. The parapet topping the new 1000M apartment tower has been installed, bringing the development to its pinnacle height of 805 feet. The completion of this capping structure now offers a final glimpse of the skyscraper’s design and its impact on the South Loop skyline. This 74-story development at 1000 S Michigan Avenue will house 738 total apartments, a pivot from the originally planned 506 condominiums. Time Equities, Inc., JK Equities, and Oak Capitals are operating as co-developers.

However, the plan has since been altered to a rental building housing 738 apartments.

Set to rise 805 feet to its pinnacle and 789 feet to its roofline, the tower is a joint venture by JK Equities, Time Equities, and Oak Capitals. The building will house 738 rental apartments, a pivot from the initially planned 506 condominium units.
