1000M Takes Second Place in Countdown Two Years In A Row

Taking the second place in our 2023 countdown is the residential tower at 1000 S Michigan in the South Loop. Years in the making, 1000M as it is known, was originally proposed as a much taller stepped box design which was refined and shortened prior to its groundbreaking. The project is being developed by Time Equities, Inc., JK Equities, and Oak Capital, with Jahn/ Architecture working on the design.

After a height chop and new curved design that tapers as it rises to cantilever above the adjacent structure, plans for the building called for condominiums with amenities including a private concert room. However after a shift in the market the project moved ahead with a slight height chop and a pivot to apartments, allowing for smaller floor plans and more units than before.

Rising 74 stories and 805 feet in height, the structures nears completion with its crane recently removed and exterior work wrapping up soon. Inside will be 738 apartments which are being built-out, in comparison to the originally proposed 506 condominiums. The unit floor plans are made-up from studios, one-, two-, three-, and four-bedroom layouts, with a 325-vehicle parking garage located behind the tower.

Residents will still have access to over 80,000 square feet of amenities including the aforementioned music conservatory, 24-hour fitness center, golf simulators, pool deck, and the city’s highest rooftop observation deck.

2022’s second place was also 1000M as construction was surpassing a third of its final height.

Along with the vehicle parking, there will be 356 bike parking spaces, with the rear of the building’s podium having a large blank wall facing a parking lot along S Wabash Avenue. The overall project came at a cost of $470 million, with McHugh Construction Co. executing the work. Leasing is set to begin in January and move-ins in May of next year.

  1. Hmm, I really thought this tower would be first this year.

    Is the Salesforce Tower still under construction I wonder?

    • It’s obvious they’re giving 1st place to 400 Lake Shore.

      However, I am curious why 741 N Wells is missing from the list. I pass that building daily and can confirm it’s still under construction.

      • I live 3 blocks south on Wells from 741, and from what I have seen, it’s already completed and open the last time I passed it a few days ago. No fencing, construction equipment, nothing. Lobby lights were on and people I noticed already moved in.

        But I’m pretty sure from how close it was to completion, is why they left it off the list.

        I also laugh at Chicago YIMBY for giving it to 400 N Lake Shore, as I don’t think it technically should deserve to be on here. While yes, the Caisson permits are issued, and construction is imminent. it still hasn’t really started outside of site prep — even Chicago Urbanize point that out. I think it will start sometime early Jan if I had to guess.

  2. I’m fine with this building generally but I don’t think it fits well in its current context. The “reverse taper” effect makes it loom awkwardly when its location calls for elegance.

  5. Glass and steel boxes without character something the old buildings had . More of the same cookie cutter type
