Updated details have been revealed for the mixed-use development at 4000 W North Avenue in Humboldt Park. Dubbed Team Pioneros, the Invest South/West-winning project was presented to the Committee on Design this past week as it begins its journey towards groundbreaking. Park Row Development is working with a 100 percent Latinx-owned team led by local architecture firm JGMA who will not only be working on the design, but will be moving into the restored Pioneer Bank upon completion.

Foundation Work Progresses for Madison + Carpenter Condominiums in West Loop

Since YIMBY’s last update, additional rebar and concrete can be seen at 6 N Carpenter Street in West Loop, where developer ZSD plans for a six-story building with retail and 13 condominium residences. Having kicked off construction at the beginning of this year, the Madison + Carpenter development replaces four low-rise masonry buildings.

Extensive foundation work and a newly installed tower crane can be seen at Northwestern Medicine Advanced Outpatient Care Center at 4445 W Irving Park Road in Old Irving Park. The parcel occupies the full block bound by W Irving Park Road, N Kenneth Avenue, and N Kilbourn Avenue.

Funding And Land Sale Approved For Affordable Housing Development At 3401 W Ogden Avenue In North Lawndale

The Community Development Commission has approved funds and the land sale for a new mixed-use development at 3401 W Ogden Avenue in North Lawndale. Dubbed the Grace Manor Apartments, the new project on the corner of W Ogden Avenue and S Homan Avenue replaces a parking lot used by the nearby police station with a colorful new affordable housing structure. Co-developers East Lake Management and Jerusalem CDC tapped local architecture firm JGMA for the design of the low-rise hoping to help anchor a new wave of growth for the neighborhood.

Initial Plans Revealed For Mixed-Use Development At 535 N St. Clair Street In Streeterville

Initial details have been revealed for a new mixed-use development at 535 N St. Clair Street in Streeterville. Located on the northeast corner with E Grand Avenue, the new structure will replace a three-story 255-space parking garage adjacent to some low-rise commercial and mid-rise residential buildings. Developer Mavrek Development is working with local architecture firm NORR on the design of the mid-rise that will bring new life to an often overlooked intersection.

Excavation Underway for New Retail Addition at 44 E Walton Street in Near North Side

Excavation has begun for a two-story retail addition at the site of Near North Side‘s 44 E Walton Street, directly north of the recently completed Brunello Cucinelli retail addition under the same address. Situated near the center of the Rush & Division commercial area, the entrance will be along Walton’s cross street at 939 N Rush Street.

Updated Details Revealed For Mixed-Use Development At 350 N Morgan Street In Fulton Market

Updated details have been revealed for the mixed-use development at 350 N Morgan Street in Fulton Market. With new leases being signed and projects being revealed weekly, the building will be located on the intersection with W Carroll Avenue directly across the street from the quickly growing 345 N Morgan Street and from the Google Midwest headquarters. Developer Sterling Bay has tweaked the design with information being recently updated on their website for the Skidmore Owings & Merrill-designed structure.

YIMBY Tours 800 Fulton in Fulton Market District

This week, Chicago YIMBY had the opportunity to tour the 19-story mixed-use development known as 800 Fulton, one of the largest and most recent additions to the growing West Loop skyline. Tour hosts Thor Equities, Stream Realty Partners, and project architect Skidmore Owings & Merrill (SOM) showcased the various common areas throughout the building’s 500,000 square feet. Having been co-planned by Thor Equities and Quadreal and built by Lendlease, the construction process for this $95 million development spanned between 2019 and 2021. Tenant build-outs are now underway, with multiple high-profile leases for companies like John Deere and Aspen Dental Management already locked in.

Construction wraps up for ‘Gild’ Development in Gold Coast

At the intersection of State Parkway and Division Street, final touches can be seen for the 12-story mixed-use building known as Gild. Developed by Newcastle Limited, this Gold Coast addition at 1210 N State Parkway features 18,000 square feet of retail and 89 apartments.

Initial Details Revealed For The Redevelopment Of 900 N North Branch On Goose Island

Initial details have been revealed for the redevelopment of an existing commercial building at 900 N North Branch Street on Goose Island. Located just west of the intersection with N Halsted Street, the existing masonry-clad, industrial-style building most famously housed local culinary school Kendall College for many years and is now being pivoted as class A office space. Owner and developer W.P. Carey is working with Madison Rose on the project and are currently in the selection process for an architect to execute the renovations.
