YIMBY has a progress report on the 41-story residential development at 369 W Grand Avenue, with a 449-foot-tall tower that recently topped out in southwest corner of the River North neighborhood. The property is a longer-rectangle shape at the southwest corner of W Grand Avenue and N Orleans Street. The site also lies near three bus routes, including a two-minute walk west to Route 65’s Grand & Kingsbury, as well as a one-minute walk east to Route 37 and Route 125’s Orleans & Grand. Nearby CTA L access includes a seven-minute walk southeast to Merchandise Mart Station, which is serviced by the Brown and Purple Lines. Notable nearby locations also include Merchandise Mart, Chicago’s largest building, and a major restaurant scene beginning around two blocks east.

Construction is now in progress for 448 N LaSalle Drive in River North, after filing permits in March. The new office building will help extend the density along the river inland toward River North’s center. Nearby public transportation includes the adjacent Illinois & LaSalle stop along Route 65 and Route 156, as well as the three-minute walk southwest to Wells & Hubbard along Route 37 and Route 125. CTA L transit access also involves a three-minute walk southwest to Merchandise Mart Station, along the Brown and Purple Lines.

Permits Filed for 3012 N Leavitt Street in Chicago’s West Lakeview

Permits were approved this week for a three-story residential building at 3012 N Leavitt Street in the West Lakeview neighborhood of Chicago. Located at the intersection of N Clybourn Avenue and N Leavitt Street, the corner lot is a 23-minute walk to the Paulina CTA L stations, serviced by the Brown Line. Newell Development is listed as the owner behind the applications, reporting $1,021,800 as the cost for the overall development.

River North’s One Chicago Square is Now One-Third Complete

YIMBY checked on the construction of One Chicago Square, a 2.2 million-square-foot mixed-use development in River North. With the taller east tower reaching its 28th of 74 floors, and the shorter west tower reaching its 15th of 49 floors, both towers now stand close to their respective one-third marks. Additionally, the facade on the taller tower has been installed up to its 16th floor.

Permits Filed for 32-Story High-Rise at 354 N Union Avenue in West Loop

Foundation permits were filed earlier this year for Onni Group’s 32-story residential building at 354 N Union Avenue, at the northeast edge of West Loop. The site is bound by N Union Avenue and N Halsted Street on its east and west edges, respectively, as well as the neighboring K2 Apartments at the northern edge. Nearby bus route access includes a three-minute walk east to Route 56’s Desplaines & Fulton, as well as a seven-minute walk northwest to Route 8’s Halsted & Hubbard. Access to the CTA L includes the Grand Station serviced by the Blue Line, which is an eight-minute walk northwest, and the Clinton Station serviced by the Green and Pink Lines which is a ten-minute walk southeast. Beyond bus and light rail, the property sits at a major transit junction between the Kennedy Expressway, Metra rail lines, and Union Pacific rail lines.

The project site is located along W Kinzie St, spanning an entire block from N Aberdeen St to N May Street. The nearest public transportation is the 65 CTA bus accessed at the Grand and Aberdeen stop less than a five-minute walk away. The Morgan CTA L station, serviced by the Green and Pink Lines, is less than a ten-minute walk away. David Paino of Trammell Crow is listed as the owner behind the applications.

Sitting at the northeast corner of N Wabash Avenue and E Randolph Street, the centrally located site has a myriad of nearby transportation options. Union Station Tower, aka BMO Tower, Begins Ascent as Permits Seek To Increase Floor Count

Construction is going vertical for the Union Station Tower, also known as the BMO Tower, a 46-story office building in West Loop Gate. Designed by Goettsch Partners and developed by Riverside Investment & Development along with Convexity Properties, the 1.5 million-square-foot development is located at 320 S Canal Street, on a full-block site directly south of the 1925 Union Station headhouse. The project offers amenities for the office tenants as well as two levels of underground parking.
