Construction is underway for 3605 North Ravenswood in North Center

Construction has begun for the 52-unit 3605 North Ravenswood residential development in North Center. Located on the northeast corner of the intersection connecting Addison Street, Ravenswood Avenue, and Lincoln Avenue, the six-story building is being developed by Macon Construction (also the general contractor) and Stocking Urban. Designs by Hirsch MPG call for the sixth floor to serve as an amenity deck, with the ground floor holding two commercial spaces. There will be 12 off-street parking spaces on the alley off Ravenswood.

Zoning Approved For Mixed Use Development At 1101 W Berwyn Avenue In Edgewater

Zoning has been approved for the mixed-use development at 1101 W Berwyn Avenue on the southern end of Edgewater. Sitting on the intersection with N Winthrop Avenue, the project will replace a vacant lot next to the CTA tracks. The team at Panoptic Group is leading the efforts for the development with local firm Hanna Architects serving as the designers.

Progress update on a trio of residential projects on Richmond Street in Irving Park

Three residential buildings in the 4300-block of North Richmond Street in Irving Park continue through varied stages of construction. Located at 4337, 4343, and 4347 North Richmond, all three are being developed and built by Vivi Development based on designs by Compass Architecture. These will all be three stories with a basement, containing six condominiums each. They are being developed on the site vacated when fire destroyed the Twisted Hippo Brewing building.

Plan Commission Approves Affordable Development At 4520 S State Street In Grand Boulevard

The Chicago Plan Commission has approved the initial phase of the Legends South development at 4520 S State Street in Grand Boulevard. Located on the southwest corner of the intersection with W 45th Street, the project received initial approval for its TIF funding earlier this summer which YIMBY covered here.

Construction begins for three units at 2323 North Lister Avenue in Bucktown

Almost a year after the City of Chicago issued its new construction permit, work is underway for a three-unit residential building at 2323 North Lister Avenue in Bucktown. No floor count is mentioned on the permit for the new structure, which replaces a two-story single family residence that received a demolition permit on July 1 of this year. Real estate records show that home, built in 1888, sold in January of 2021 for $650,000. All Concrete Contractors handled its teardown.

Plan Commission To Review Revised Plans For Multi-Building Development In North Center

Updated plans will be reviewed by the Chicago Plan Commission for the mixed-use development at 3950 N Damen Avenue and 3959 N Lincoln Avenue in North Center. Located on the intersection with W Irving Park Road, the two site project has been in the works for over a year and has now been slightly scaled back.

1950 West Dickens condos progressing towards fall delivery in Bucktown

A condominium building at 1950 West Dickens Avenue continues progress toward delivering new residential units to the Bucktown neighborhood this fall. A construction permit issued by the City of Chicago in September of last year, using the address of 1948 West Dickens, allowed Bak Home Development to get started on the four-story, five-unit project with general contractor Bachula Development on the build.

Kensington School receives construction permit to build in the West Loop

The City of Chicago has issued a new construction permit for Kensington School to build a new educational facility at 1220 West Adams Street in the West Loop. The permit, issued on August 26, calls for a three-story building with outdoor off-street parking; the number of spaces is not specified.

Additional Funding Announced For LeClaire Courts Redevelopment In Garfield Ridge

Additional funding has been announced for the residential phase of the LeClaire Courts redevelopment at 4458 S Cicero Avenue in Garfield Ridge. Earlier this month we covered the project’s initial financing deal of $5.5 million in TIF, it has now received a large capital loan from the Chicago Housing Authority (CHA).

Permit in hand, 32 residential units are coming to 4907 North Paulina Street

A residential development at 4907 North Paulina Street that came to light in February of this year received its new construction permit from the City of Chicago on August 27. Slated for construction is a four-story, 32-unit building from developer Hayes Properties and Dale Foster Architects. The permit, which was applied for in October of 2023, estimates construction costs at $3 million. Moments Notice Services has been hired to be the general contractor; their MNS banners hang on the construction fencing surrounding the property.
