Further Details Revealed For Next Phase Of Lincoln Yards

Further details and initial floor plans have been revealed for the next phase of Lincoln Yards near Goose Island. Building upon the initial information we covered this past December, developer Sterling Bay brought forward another informational presentation to the Chicago Plan Commission as it does not need any further approval. Designed by local firms Hartshorne Plunkard Architecture and Gensler along with Hoerr Schauft and Site Design Group on the landscape team, the project is expected to be completed in 2025.

Construction Enters Final Act at 1525 N Elston Avenue in West Town

Metal cladding can now be seen enshrouding the remainder of 1525 N Elston Avenue, a six-story boutique office building in West Town. The uniquely-shaped edifice has been planned by Property Adventures Corp, and will include a ground-level lobby and five total suites on the upper five floors.

ALLY at 1229 W Concord Place Surpasses Fourth Floor Along North Branch Corridor

Significant progress can be seen for ALLY at 1229 W Concord Place, an eight-story research-oriented office building along the North Branch corridor. This building serves as the first entry in Sterling Bay’s gargantuan Lincoln Yards master plan, which will ultimately yield 15 million square feet of mixed-use space at a projected cost of $6 billion.

2317 N Clark Street Reaches Third Floor in Lincoln Park

Since YIMBY’s October update, construction has added another floor of a four-story mixed-use development at 2317 N Clark Street in Lincoln Park. Developer 2300 N Clark LLC is planning for 2,228 square feet of ground-level retail with 73 feet of frontage and windows also along the alley.

Community Development Commission Approves Land Sale For Residential Development In Bronzeville

The Chicago Community Development Commission has approved the land sale for a new residential development at 539 and 541 E 46th Street in Bronzeville. Located just west of the intersection of 46th Street and S St. Lawrence Avenue, the homes will be replacing an empty lot near Armstrong Park. Local developer R&D Builders LLC will also serve as the architect for the buildings as they work on building up the area.

New Barstool Sports Venture Opens at 14 W. Hubbard Street in River North

A new sports-themed bar is joining the popular River North neighborhood. The lease was commercially brokered by @properties for the recently-opened Barstool sports bar, at 14 W. Hubbard Street in Chicago. The 8,500-square-foot commercial venue was formerly occupied by Henry’s Swing Club. The location opened on January 8 and is the very first sports bar to open under the Barstool Sports brand.

Further Details Revealed For United Yards Development In Back Of The Yards

Updated plans have been revealed for a mixed-use development along 47th Street in Back Of The Yards. The expanded design was recently reviewed by the Committee on Design and builds upon the original RFP submission for the area’s Invest South/West land. Located across five parcels centered on the corner with S Ashland Avenue, the project is being led by developers Celadon Partners and Blackwood Group, LLC with local firm DesignBridge serving as the architects.

Second-Floor Takes Shape at 4600 N Kenmore Avenue in Uptown

Structural work has begun to fill out the second floor of a new five-story development at 4600 N Kenmore Avenue in Uptown. Developed by Cedar St. Companies, this new edifice will accommodate 2,500 square feet of ground-level commercial space, alongside 62 rental apartment dwellings. Attached directly to the west will be a two-story former bank building undergoing renovation as part of the development. Upon completion, the new programming at this separate 1050 W Wilson Avenue address will be a relocated performing venue for Double Door Music. As for the under construction east parcel, that site was formerly home to a surface parking lot.

345 N Morgan Street Has Topped Out in Fulton Market District

At Fulton Market District‘s 345 N Morgan Street, on the site of a former low-rise masonry building, a much taller replacement high-rise has maxed out at 11 floors and 178 feet tall. This boutique commercial development by Sterling Bay brings an industrial yet refined aesthetic to the rapidly developing neighborhood. The design by Eckenhoff Saunders Architects consists of lighter-tone brick, grand archways and windows, welded metal accents, as well as soaring ceilings to account for the relatively high height-to-floor count ratio.

Zoning Approves Residential Development At 605 N Ashland Avenue In West Town

The Chicago Zoning Board of Appeals has approved exemptions for a new residential development at 605 N Ashland Avenue in West Town. Located on a rectangular lot bound by W Ohio Street to the south and a public alley to the north, the new building will replace an existing three-story masonry structure with a rear garage and small pool. Developer Lux Living 4U, LLC tapped local firm Hanna Architects on the modern design.
