Construction has topped out for 949 W Dakin Street, aka Wrigleyville Lofts, a seven-story mixed-use building underway in Lake View. Developed by Draper & Kramer, the project will house 13,000 square feet of retail, with commercial units ranging from 1,300 to 2,200 square feet. The above floors will yield 120 apartments, split between 108 one-bedrooms and 12 two-bedroom units.
Construction permits were recently issued for a three-floor residential development at 1728 W 18th Place in Heart of Chicago. Ryan Bolen is the listed occupying owner, whose plans include three total units, a rooftop deck, a rear steel porch, a basement, and a three-car concrete parking pad. The site was previously occupied by a two-story frame residential building.
The Chicago Plan Commission has approved a mixed-use development located at 37 S Sangamon Street in West Loop. Located across from Mary Bartelme Park, the project site is a corner lot at the intersection of S Sangamon Street and W Monroe Street. Fern Hill is the developer behind the proposal.
Exterior walls are now above grade for a five-story residential building at 5440 N Sheridan Road in the Edgewater neighborhood. Cedar St. Companies is the developer behind the new construction, with plans for 78 apartments. Unit layouts will comprise of 72 traditional studios and one- and two-bedroom apartment layouts, several of which will have attached terraces. The remaining six residences will be integrated two-story townhouses with three bedrooms each and street-level access.
Demolition permits have been issued for a three-story masonry building at 1936 W Crystal Street in Wicker Park. Luke Bakalar is the listed owner of the multi-unit structure, whose replacement plans have not yet been revealed. The lot’s current zoning designation is RT-4, which allows for two-flats, townhouses, low-density apartment buildings, and single family homes. RT-4 also permits a floor area ratio of 1.2, whereby any new building may have a square footage up to 1.2 times that of the containing property.
