Permits Issued for 4733 N Wolcott Avenue in Ravenswood

Construction permits were recently issued for a four-story residential development at 4733 N Wolcott Avenue in Ravenswood. FEPH-Highland Park LLC is the listed owner, who plans 112 total units and 67 parking spaces. The structure is set to replace a former parking lot and two-story brick commercial building, and is the third installment of a three-part development that is bound by Wolcott, Lawrence, and Ravenswood Avenues. While the first sub-area is a now-complete single-story bank, the second planned development received permits earlier this month under the same developer, architect, and general contractor.

Structural Work Reaches Roof Height for 15 N Elizabeth Street in West Loop

Structural work has climbed to the fourth floor of 15 N Elizabeth Street, a five-story residential building near the southwest corner of West Loop. The condominum development is a collaboration between Ranquist Development Group, Jodi Development, and Campbell Coyle.

Permits Issued for 3637 N Central Avenue in Portage Park

Construction permits have been issued for a five-story mixed-use building planned for 3637 N Central Avenue in Portage Park. Filed under the owner Innovative Markets Inc, the project will include ground-floor retail and storage space on the four floors above. The new development will replace a currently vacant grass plot, and will ultimately stand just over 57 feet in height. According to planning documents, the developer was granted approval last summer to extend the storage space into a portion of the originally designated retail space.

800 W Fulton Market’s Exterior Reaches Completion in West Loop

Exterior construction is now complete for the mixed-use 800 W Fulton Market in West Loop‘s Fulton Market district. At 300 feet in height, the 18-story edifice is one of West Loop’s tallest buildings. Bound by Fulton Market, N Green Street, W Wayman Street, and N Halsted street, the full-block project has replaced a series of low- and mid-rise masonry buildings.

Plan Commission Approves Chicago Hope Academy Development at 731 S Washtenaw Avenue in East Garfield Park

The Chicago Plan Commission has approved plans for a new school and athletic facility located at 731 S Washtenaw Avenue in East Garfield Park. Spread across two acres of land, the project site is bound by W Harrison Street to the north, the Union Pacific rail lines to the east, W Taylor Street to the south, and S Washtenaw Avenue to the west. Chicago Hope Academy and Chicago Lions Charitable Association are collaborating on the proposal.

Demolition Permits Issued for 462 N Morgan Street in West Town

Demolition permits were recently issued for a three-story masonry building at 462 N Morgan Street in West Town. Filed under the owner Baby Grand LLC, no plans have been published as to what will replace the multi-unit residential structure. However, the parcel is currently zoned for M2-2 Light Industry District, which allows for moderate manufacturing, warehouses, as well as freight and recycling facilities. M2-2 also permits a floor area ratio of 2.2, so that any new development may have up to 2.2 times the square footage as the containing lot. Currently it is unclear if the owner plans to apply for an amendment to change the designation.

Plan Commission Approves Mixed-Use Development at 140 N Ashland Avenue in Near West Side

The Chicago Plan Commission has approved a mixed-use development at 140 N Ashland Avenue in the Near West Side. Located at the intersection of N Ashland Avenue and W Lake Street, the project site is across from Union Park. The existing structure on the lot is the current home of the Women’s Treatment Center, which will be downsizing their operations and moving out of the building. Marquette Companies is the developer behind the proposal.

Wrigleyville Lofts Tops Out at 949 W Dakin Street in Lake View

Construction has topped out for 949 W Dakin Street, aka Wrigleyville Lofts, a seven-story mixed-use building underway in Lake View. Developed by Draper & Kramer, the project will house 13,000 square feet of retail, with commercial units ranging from 1,300 to 2,200 square feet. The above floors will yield 120 apartments, split between 108 one-bedrooms and 12 two-bedroom units.

Permits Issued for 1728 W 18th Place in Heart of Chicago

Construction permits were recently issued for a three-floor residential development at 1728 W 18th Place in Heart of Chicago. Ryan Bolen is the listed occupying owner, whose plans include three total units, a rooftop deck, a rear steel porch, a basement, and a three-car concrete parking pad. The site was previously occupied by a two-story frame residential building.

The Chicago Plan Commission has approved a mixed-use development located at 37 S Sangamon Street in West Loop. Located across from Mary Bartelme Park, the project site is a corner lot at the intersection of S Sangamon Street and W Monroe Street. Fern Hill is the developer behind the proposal.
