Demolition is nearing completion for a planned nine-story mixed-use building located at 4601 N Broadway in Uptown. John Buck Company and Free Market Ventures are co-planning the project, which will include 12,000 square feet of ground-level retail, 200 apartments, and resident amenity spaces including a rooftop deck.

Construction Reaches Two-Thirds Mark at 320 S Canal Street in West Loop Gate

Structural work has reached the second setback for 320 S Canal Street, aka BMO Tower, a 50-story office skyscraper located in West Loop Gate. Planned by Riverside Investment & Development and Convexity Properties, the 727-foot-tall tower will establish a prominent new peak in downtown’s southwest corner. The development will support 1.5 million square feet of Class A office space, along with features such as floor-to-ceiling windows, finished ceiling heights reaching up to 12 feet, and private terraces on select floors.

Permits Issued for 4317 W School Street in Kilbourn Park

Construction permits have been issued for a two-story residential building set for 4317 W School Street in Kilbourn Park. Filed under the owner John Kamuth, the project will include three dwellings, along with a basement, a rooftop enclosure, front and rear decks, a rear wood staircase, and one new parking space to sit beside an existing two-car garage. The site’s zoning was re-designated in 2016 from RS3 Residential Single-Unit District to RT4 Residential Two-Flat, Townhouse, and Multi-Unit District.

Structural Steel Begins Ascent at River North’s Salesforce Tower Chicago

Core work for Salesforce Tower Chicago, aka Wolf Point South, now stands at around 20 stories, with the main structural frame beginning to rise around it. Planned by Hines and located at 333 Wolf Point Plaza in the southwest corner of River North, the 60-story office tower serves as the tallest and final staple to the company’s three-act megadevelopment known as Wolf Point.

Plans Revealed for Residential Development at 2256 W Irving Park Road in North Center

Plans have been revealed for a proposed four-story residential development at 2256 W Irving Park Road in North Center. Located at the intersection of W Irving Park Road and N Oakley Avenue, the corner lot is home to the local Chicago Joe’s restaurant. The project site also includes the adjacent parking lot. The existing building is being sold by the owners to Landrosh Development, the developer behind the proposal.

Owned by KPG Chicago LLC, the development is set to include three total units, alongside a rear steel open porch and stairs, as well as a three-car concrete parking pad. The new structure will replace a currently vacant lot.

Located on an empty lot, the site fronts S Michigan Avenue midblock between E 9th Street and E 11th Street. Time Equities and JK Equities are the developers behind the project.

Peoria Green Phase One Nears Completion in West Loop

Work on the western phase, the first of a two phase development, is nearing completion at Peoria Green. The six-story condominium project is located at 123 S Peoria Street and 128 S Green Street in West Loop. Developed by ZSD Corporation, the structure will yield 17 units and sit directly across from the family-friendly Mary Bartelme Park. All the units in the western phase will contain five bedrooms, each comprising approximately 4,300 square feet. Meanwhile, the eastern phase will have three- and four-bedroom units at 3,100 to 5,500 square feet, ranging in price from $1.65 to $3.2 million.
