Construction permits have been issued for a three-story residential building at 3250 N Racine Avenue near the center of Lake View. Devise Development Group is the owner and developer behind the project, which will come with two units, a basement, a rooftop deck and stair enclosure, rear decks with stairs along all three floors, and a detached two-car garage with a separate rooftop deck. These plans will replace a former two-story frame residence and a detached frame garage.

As of now, no renderings have yet been revealed for the new edifice, which is being designed by Hanna Architects. Dual masonry contractors listed in the permits suggest a brick or stone exterior.

Closest bus transit is comprised of Route 77, available via a two-minute walk south to Belmont & Racine. Additional service in the area consists of Routes 8 and 22 to the east, as well as Routes 9 and X9 to the west. Service for the Brown, Red, and Purple CTA L lines can be found at Belmont station via an eight-minute walk southeast. Additional Brown Line service is also accessible via an eight-minute walk northwest.

The roughly $700,000 development will be built by Homescape Construction Inc, while Pro Excavating Inc. is the wrecking contractor for the existing structures. While demolition permits have also been issued, the full construction timeline not currently known.
