Plans are advancing for the mixed-use development at 801 S Western Avenue in Tri-Taylor. Sitting on the corner with W Polk Street and set to replace a surface parking lot, the project was originally announced a year ago as the area around the Illinois Medical District continues to grow. Just down the street, 701 S Western scored a demo permit to make way for another new structure.
Demolition work is nearing completion ahead of the new Tiny Giants Early Learning Center at 2801 West Montrose Avenue in Horner Park. Located on the southwest corner of Montrose and California Avenues, the mixed-use childhood education and residential development is replacing three commercial buildings that were permitted for teardown in August and October last year.

Located on the corner with E 63rd Street in Woodlawn, plans for the redevelopment date back to 2019 and have seen various iterations throughout the time. Now the development team, DL3 Realty, has been hosting community input meetings.
Demolition work is complete, save for a front stoop and some foundations to be excavated, on a pair of residential buildings at 2832 and 2834 North Racine Avenue in the Lake View neighborhood. The two multi-unit residences were sold by a private seller this past summer, according to 2832-2834racine.com, a website set up for the two properties. Real estate records show the entity of 2834 Racine LLC as the buyer, who in turn is listed in both demolition permits as the property owner. Tir Conaill Concrete was assigned as the demo contractor.
A new construction permit has been issued for the property at 3456 North Claremont Avenue in North Center. Located on the southwest corner of Claremont and Cornelia Avenues, the new build takes the place of a two-story frame residence torn down in December. That home, which real estate records show was built in 1890, sold in August for $625,000.
