Permits have been approved for a new three-story residential building at 3010 W Montrose Avenue in East Albany Park. The owner and developer, Platinum Homes, has planned for six total condominiums alongside a private rooftop deck, a basement level, and a detached six-car garage with a separate roof deck. Unit layouts will be distributed across two four-bedroom duplexes and four three-bedroom simplexes.
Work is nearing the finish line for the first phase of construction at Belgravia Group and LMC’s Triangle Square along the North Branch Corridor in Bucktown. The three-building masterplan designed by Lamar Johnson Collaborative, is bound by N Elston Avenue, W Webster Avenue, and the Metra tracks. Combined, this staggered development will yield a total of 370 residences, 56,000 square feet of commercial space, and 343 parking spaces. Two of the three buildings are currently in their final stages of construction, while the third commercial building is awaiting for work to begin.
Initial building permits have been issued for a mixed-use development at 6001 W Lawrence Avenue in Jefferson Park. Sitting on a long vacant lot bound by W Lawrence Avenue to the north and N Austin Avenue to the east, developer Full Circle Communities plans to bring 48 residential units in a transit-oriented community. The developer’s mission to “expand access to quality affordable housing’ is partnered with Canopy Architecture + Design to bring the rose-colored buildings to life.

In addition to the planned units, the development will come with a rooftop deck and stair enclosure, a basement, front and rear decks, and a rear four-car garage with a separate rooftop deck. The project is filed under Sean Walsh, while the site is currently occupied by a two-story frame building. Demolition permits for this existing structure were issued late last month.
The Chicago Committee on Design has reviewed a proposed mixed-use development at 3201 W 31st Street in Little Village. Envisioned as a campus, the now 30-acre development aims to bring life to a partially occupied lot enclosed by W 31st Street to the north, S Kedzie Avenue to the east, and the future Cinespace Campus 2 to the west. Developer Chicago Southwest Development Corporation (CSDC) has teamed up with HDR Architecture to design the massive southwest side complex.
