Inside Optima Lakeview in Lakeview East

This week, YIMBY toured the newly opened Optima Lakeview apartments in Lakeview East. The seven-story mixed-use building, situated at 3460 N Broadway, replaces a former Treasure Island Foods grocery store and parking lot. The project was spearheaded by Optima, a design-driven real estate development firm based in Chicago. The developer has delivered numerous other projects in the city, including Streeterville’s Optima Signature and Optima Center, as well as in Arizona.

Salesforce Tower Undergoes Final Glass Installation in River North

Glass installation for the 60-story Salesforce Tower at 333 W Wolf Point Plaza is nearly complete. The 850-foot-tall, office-oriented skyscraper by Hines is approaching its anticipated 2023 completion, and already stands out as a cornerstone of the expanding northwest skyline. Featuring a neomodernist design by Pelli Clarke & Partners, the tower is outfitted with a tapered setback massing and a predominantly glass facade.

160 N Elizabeth Reaches the Top in Fulton Market

The concrete core has reached its full height for a 27-story mixed-use building at 160 N Elizabeth Street in the Fulton Market District. This 293-foot-tall edifice planned by Moceri + Roszak is set to yield 9,000 square feet of retail space and 375 rental units, 20 percent of which will be affordable under ARO. There will be a mix of studios, one-, two-, and three-bedrooms, and many of the units will also come with private balconies.

Second Site Clearing Begins for North Union Megadevelopment in Near North Side

Demolition and site clearing work is now underway for a 25-story mixed-use tower at 868 N Wells Street, the second building in the broader “North Union” scheme set to transform the north end of Chicago’s skyline. The tower will yield 428 rental units atop 12,000 square feet of retail. Currently underway the sibling tower at 920 N Wells Street is making significant construction progress, with much of the first floor’s superstructure now taking shape. This slightly shorter building will stand 18 stories and offer 10,000 square feet of retail and 228 apartments.

Demolition Begins for 741 N Wells Street in River North

Following up on last month’s demolition permit article, partial site clearing has begun for a 21-story mixed-use tower at 741 N Wells Street in River North. Planned by Vista Property Group, the development will integrate with a historic three-story brick building at its northwest corner bordering the intersection of W Chicago Avenue and N Wells Street.

New Details Emerge for Shapack’s “NOMA” Masterplan in River West

More detailed plans for Shapack‘s West Town megadevelpmont have now been reviewed by the Committee on Design. Now called “NOMA,” the 3.25-acre assemblage in the River West area of West Town would yield 1,500 new residential units, a hotel, and a multitude of new commercial options. The assemblage revolves around the former Salvation Army Building, which Shapack will convert to a new 141-key hotel and restaurant venue designed by Eckenhoff Saunders Architects. The existing multi-tone masonry facade will be refurbished and have its windows replaced. There will also be a new masonry penthouse enclosure added atop a portion of the roof.

Dual Cores Reach Fifth Floor of 1020 W Randolph Street in Fulton Market

The dual cores have nearly topped out for 1020 W Randolph Street in Fulton Market District. L3 Capital is behind this five-story mixed-use development, yielding ground-floor retail and boutique Class A offices on the upper levels. The top of the building will feature an amenity enclosure and a 1,850-square-foot rooftop deck. Meanwhile, the 22,000 square feet of interior space will offer sleek finishes, living walls, and expansive warehouse-style windows.

Structural Work Reaches Full Height for The Porter in Lincoln Park

Structural steel has reached its pinnacle for the frontmost section of “The Porter,” a five-story mixed-use building rising at 2411 N Lincoln Avenue in Lincoln Park. Having replaced a privately-owned park at the three-way intersection of Lincoln Avenue, Halsted Street, and Fullerton Avenue, the scheme by Mike Breheny involves 3,700 square feet of retail, a 1,700 square-foot covered patio, and 36 for-rent apartments above.

Developers Reveal Revised Plans for 301 S Green Street in West Loop

New designs and scope have been unveiled for a planned 36-story mixed-use tower at 301 S Green Street in West Loop. Co-developers GSP Development and Golub & Company have envisioned a total of 362 apartment units atop 1,700 square feet of ground-floor retail. Poised to stand 404 feet, the high rise will be a major addition to West Loop’s overall building height, helping to counterbalance the influx of taller projects towards its north end.

Facade Pieces Go Up at 808 N Cleveland in River North

Facade installation has begun for 808 N Cleveland Avenue, a 23-story mixed-use tower nearing its full height in Near North Side. A notable addition to Chicago Avenue’s recent canyon-ization, the 284-foot-tall tower is being developed by DAC Developments and will provide 7,500 square feet of retail, 20,000 square feet of leasable offices, and 200 for-rent apartments. The new structure is replacing a previously overgrown lot situated on a trapezoidal parcel.
