Work is concluding on a new residential redevelopment at 1444 W Augusta Boulevard in Noble Square. Located west of the intersection with N Noble Street near the exit of the Kennedy Expressway, the project consisted of redeveloping the existing Peabody School building which closed under the Rahm years. Developer Svigos Asset Management is behind the work at the property as well as the conversion of the Motley School down the street, both of which required extensive restoration work and became Chicago landmarks during the process.

The Chicago Zoning Board of Approvals has approved a new residential development at 1010 W Madison Street in the West Loop. Located just north of the intersection with N Morgan Street, the project going by the name of Momad will replace a vacant parking lot and bring new for-sale condominiums to the growing area. A demolition permit has now been issued for the 18-story mixed-use high rise at 350 N Morgan Street in Fulton Market. Developed by Sterling Bay, the 288-foot-tall project is set to yield 505,000 square feet of programming, consisting of primarily class A offices and a supplementary 15,000 square feet of programming. Built to accommodate open, creative office layouts, the tower will provide its tenants with 30,000 to 45,000-square-foot floor plates.

Initial permits have been approved for the residential conversion of the former Lorali Hotel at 1039 W Lawrence Avenue in Uptown. Located on the southwest corner of the intersection with N Kenmore Avenue, the empty building most recently served as an SRO three years ago before being vacated by its current owner. Owner Jim Stoller has been working towards making the conversion a reality since 2019 when he received zoning approval along with relocating the building’s past residents at his own expense.
