Plan Commission Approves 5035 N Sheridan Road in Uptown

DLG Management has cleared a major final hurdle for its planned eight-story, mixed-use midrise at 5035 N Sheridan Road in Uptown. The Chicago DPD recently announced on X (previously known as Twitter) that the project has secured the necessary clearance under the Lakeshore Protection Ordinance from the Chicago Plan Commission. The new structure will replace an existing single-story commercial building and is slated to offer 77 residential apartments over a retail space on the ground floor.

Zoning Variances Approved For Next Phase Of United Yards

Zoning variances have been approved for the mixed-use development at 1515 W 47th Street in Back of the Yards. Located on the intersection with S Justine Street and replacing a vacant lot, the new building is part of the greater Invest South/West project dubbed ‘United Yards’. Developers Celadon Partners and Blackwood Group worked with local-architecture firm DesignBridge on the greater multi-building proposal.

Permit Issued for 3726 W Giddings Street in Albany Park

A construction permit for a new multi-family residential building at 3726 W Giddings Street in Albany Park has been issued. Linas Strazd owns the project, featuring a three-story masonry structure with a basement and three total dwelling units. The building replaces a vacant grass property, incorporating unique features such as a sunken front patio, a rooftop stairway enclosure and deck, and a three-story open rear egress stair. A 3.5-foot high metal fence will also be around the front yard, and a 6-foot high wood fence along the east and west property lines.

Proposals Revealed For West Garfield Park RFQ

Two proposals have been revealed by the Department of Planning and Development for their West Garfield Park RFQ at 3811 W Madison Street. Located on the corner with S Hamlin Boulevard and directly across the street from Garfield Park itself, the project will replace a vacant grocery store and its parking lot that were recently acquired by the city. The DPD issued the Request For Qualifications in December 2022 and has now received the two following proposals for the 1.8-acre site:

3914 N Lincoln Avenue Receives First Construction Permit in North Center

The initial foundation permit has been issued for a mixed-use development at 3914 N Lincoln Avenue in North Center. Occupying a trapezoidal lot between N Damen Avenue to the west and N Lincoln Avenue to the east, the project is set to replace an empty lot along with various existing structures. The 24,554-square-foot property will host a five-story, 97,773-square-foot building with 68 residential units. Longford Construction leads the project, with SPACE Architects + Planners behind the 61-foot-tall design.

Permit Issued for 1613 W Belmont Avenue in Lake View

A five-story residential development at 1613 W Belmont Avenue in Lake View has been granted a construction permit. The new development will host 11 residential units, each with ground floor balconies and additional balconies on the second through fourth floors, as well as a roof deck. An automatic sprinkler system and a rear wood fence are notable aspects of the construction, as outlined in the submitted plans. 1613 W Belmont LLC owns the project and will replace a one-story retail building.

Cassidy on Canal Facade Nears Roofline in Fulton River District

Facade installation at “Cassidy on Canal,” a 33-story mixed-use development in Fulton River District, is nearing completion at 350 N Canal Street. A joint project by The Habitat Company and Diversified Real Estate Capital LLC, the 355-foot-tall structure recently topped out.

Permit Issued for 5847 W Corcoran Place in Austin

A construction permit has been issued for a new residential development located at 5847 W Corcoran Place in the Austin neighborhood. The two-story building will feature a total of three apartment units with a basement level, front stairs and porch, a rear two-story deck, and stairs, as well as a side six-foot-tall wood fence, and a rear three-vehicle parking pad. The project replaces what is currently a vacant lot. The listed owner is A-Z Builders Inc., while the architect for the project is Andy Kacprzynski.

Developer Unveils Plans for 420 N May Street to West Loop Neighbors

Updated plans have been revealed for the mixed-use skyscraper at 420 N May Street in the West Loop. Located on the northwest corner with W Kinzie Street, the proposal will replace a couple of existing structures and their adjacent parking lot. Miami-based developer Crescent Heights presented the HPA-designed plans to the community at a meeting earlier this week. The developer also recently placed the parcel earmarked for NEMA phase II in the South Loop for sale.

New Howard Brown Health Center Wraps Up Construction in Lakeview East

Exterior construction has concluded at 3501 N Halsted Street, a five-story mixed-use building in Lakeview East. The building will soon function as a central location for Howard Brown Health, a group dedicated to offering a broad spectrum of care for Chicago’s LGBTQ community.
