Foundation work has begun for a 12-story building at 1630 South Wabash Avenue in South Loop, with pilings now being installed. This mixed-use development by CMK Companies, replacing a vacant lot directly east of the CTA tracks, will feature 149 rental units above ground-floor retail. A permit for the foundation and partial superstructure was issued in late October, followed by the issuance of the full permit in early December.
The architect of record, Pappageorge Haymes, has yet to reveal specific plans or renderings due to the project’s as-of-right status. This status conforms to existing zoning regulations and does not necessitate a separate zoning application with design details.
The first two floors of the building will house a garage with 105 parking spaces. Regarding public transit accessibility, bus service for Routes 1, 3, 4, 12, 29, and 62 are all within a five-minute walk. Additionally, the CTA Green Line’s Cermak-McCormick Place station is an 11-minute walk to the south, the Red Line’s Cermak-Chinatown station is a 12-minute walk southwest, and the Roosevelt station, serving the Red, Orange, and Green Lines, is approximately a 15-minute walk to the north.
Clark Construction is serving as the general contractor for the project, with the total cost reported to be approximately $35 million, according to permits. As of now, a completion date for the project has not been set.
