Final Facade Work Underway for Wrigleyville Lofts in Lake View

Remaining brickwork is currently underway for Wrigleyville Lofts, located at 949 W Dakin Street in Lake View. Developed by Draper & Kramer, the seven-story mixed-use project will house 13,000 square feet of retail, partitioned into four available units ranging from 1,400 to 2,500 square feet. The fifth and largest unit will be a nearly 6,000-square-foot Ace Hardware, which previously occupied the one-story building located on the property.

Demolition Permits Issued for 2820 N Rockwell Street in Avondale

Demolition permits were issued this past week for three-story masonry residence and a detached frame garage, located at 2820 N Rockwell Street in the Avondale neighborhood. The owner is listed under 2820 N Rockwell LLC, whose plans have not been revealed. The property’s zoning designation of RT-4 permits two-flats, townhomes, low-density apartment buildings, and single-family homes. RT-4 also permits a floor area ratio of 1.2, in which any new construction may have up to 1.2 times the square footage of the containing lot. It is not clear whether the owner will seek a zoning change.

Renderings have been revealed for a proposed residential development at 2046 W Irving Park Road in North Center. Fronting W Irving Park Road, the midblock site is located between N Hoyne Avenue and N Lincoln Avenue. The property is currently occupied by a vacant two-unit apartment residence. Campbell Street Asset Management is the developer behind the proposal.

Demolition Permits Issued for 3243 N Lakewood Avenue in Lake View

Demolition permits have been issued for a three-story frame residence located at 3243 N Lakewood Avenue near the center of Lake View. The owner has been filed under 3243 N Lakewood LLC. Plans for the replacement have not been announced, although the property is currently zoned for RT-3.5 Residential Two-Flat, Townhouse, and Multi-Unit District. This designation allows for two-flats, townhouses, low-density apartment buildings, and single family homes. RT-3.5 also permits a floor area ratio of 1.05, whereby any new building may have five percent more square footage than the area of the lot itself.

One Chicago’s East Tower Tops Out in River North

Last week, One Chicago celebrated the topping out of its taller east tower, marking a key milestone in JDL‘s River North megadevelopment. Spanning 2.2 million square feet, the mixed-use project comprises of two glassy residential towers atop a central podium. The shorter west tower rises 49 stories and 574 feet, while its eastern neighbor stretches 76 stories and 971 feet in height.

Permits Issued for 817 N Rockwell Street in West Town

Construction permits have been issued for a three-story residential building at 817 N Rockwell Street in West Town. The filing owner has been listed as 817 N. Rockwell LLC, with plans for three dwellings, a basement, a rooftop deck and stair enclosure, and a detached three-car garage with a separate rooftop deck. The development is set to replace a two-floor masonry residential building.

Old Republic Building’s New Facade Approaching Finish Line in The Loop

Facade restoration is making headway for the 24-story Old Republic Building, located at 307 N Michigan Avenue in The Loop. The 325-foot-tall Classic Revival office tower was designed by Vitzthum & Burns and opened in 1924 along the newly-widened Michigan Avenue.

City Council Approves Mixed-Use Development at 1138 W Belmont Avenue in Lake View

The Chicago City Council has approved a mixed-use development at 1138 W Belmont Avenue in Lake View. Located at the intersection of W Belmont Avenue and N Clifton Avenue, the property is a corner lot. The parcel is currently occupied by a one-story masonry building that holds the soon-to-close Tenenbaum Hardware store. SNS Realty Group is the developer behind the proposal.
