Lawson House Renovation Secures 16th Place in Tallest Construction Countdown

Number 16 in Chicago YIMBY’s year-end countdown of tallest construction projects is the renovation of the 90-year-old Lawson House, located at 30 W Chicago Avenue. Situated in Near North Side directly across from JDL’s One Chicago megadevelopment, this 24-story edifice was originally designed by Perkins, Chatten & Hammond, and completed in 1931. Today, the Art Deco building holds a spot on the National Register of Historic Places, having until recently housed a YMCA.

410 S Wabash Claims Title as Chicago’s 17th Tallest Construction Project

In 17th place for Chicago YIMBY’s year-end countdown is 410 S Wabash Avenue, a 25-story tower that was recently cleared to rise in The Loop. This development by Lennar Multifamily Company (LMC) will stand 260 feet in height, and will yield a mix of 8,000 square feet of ground-level mercantile space and 344 rental units.

Sterling Bay Reveals Next Four Years Of Development at Lincoln Yards

Developer Sterling Bay has revealed new details on the next phases of its Lincoln Yards mega-development near Goose Island. The new area now called ‘Lincoln Yards South’ will be the focus of all upcoming construction with the final delivery of buildings expected in 2025, and has commenced construction with ALLY at 1229 W Concord.

808 N Cleveland Avenue Claims 18th Spot In Year-End Coundtown

Taking the 18th spot in Chicago YIMBY’s year-end countdown is 808 N Cleveland Avenue in the Near North Side. The recently started 23-story mixed-use project comes to us from DAC Developments and will top out at 284-feet in height. Architects Pappageorge Haymes designed the latest iteration on the angular corner with W Chicago Avenue near the Groupon Building.

Facade Nears Completion at 15 N Elizabeth Street in West Loop

The charcoal metal exterior is coming to fruition for a new five-story condominium building located at 15 N Elizabeth Street in West Loop. The project has been planned by a three-party coalition of developers, consisting of Ranquist Development Group, Jodi Development, and Campbell Coyle. Collectively, this partnership has been listed as 15 N Elizabeth LLC in planning documents and permits. Prior to construction, the site was occupied by two adjacent brownstones.

New Permit Issued for 1444 West Winona Street in Uptown

A permit was approved last week for a new three-story residential building at 1444 West Winona Street in the Uptown neighborhood. The owner is listed as 1444 West Winona LLC, and the current plans indicate this project will yield four total dwelling units and will have a finished basement. The building will feature front and back decks on the first and second stories and a rooftop deck with an accompanying stair enclosure. The project also has plans for a detached four-car garage with its own rooftop deck. The planned structure will replace an existing building.

513 S Damen Avenue in Illinois Medical District Takes #19 in Year-End Countdown

In 19th place in Chicago YIMBY’s year-end countdown is a 22-story mixed-use building at 513 S Damen Avenue in the Illinois Medical District. The 260,000-square-foot structure is rising rapidly, with its core now at the fifth floor. Ultimately, this new edifice will rise just over 242 feet to its architectural pinnacle, while offering 1,000 square feet of ground-level retail space and 279 rental units above.

New Permit Issued for 6523 S Minerva Avenue in Woodlawn

A permit was issued on Friday for a three-story residential building with masonry facade at 6523 S Minerva Avenue in the Woodlawn neighborhood. The proposed project’s owner is listed as GA Roslyn LLC 6523 S. Minerva. The scope of the project indicates that there will be three total dwelling units. The first-floor unit will be duplexed with a basement. There will be a rooftop stair enclosure, a rear staircase, and a detached three-car framed garage. The lot is currently vacant.

166 N Aberdeen Street Places 20th in Chicago YIMBY’s Year-End Countdown

Coming in at spot number 20 in our year-end countdown of tallest construction projects is 166 N Aberdeen Street, a new mixed-use high rise near the western end of the Fulton Market District. Rising 241 feet to the top of its elevator overrun, the 21-story building has been planned by MCZ Development, and will provide ground-level retail and 224 total apartments. Replacing the now-demolished Fabbri Sausage Factory, the project recently broke ground and erected its tower crane.

4600 N Kenmore Avenue Reaches Second Floor in Uptown

Since September’s update, structural work has risen by a floor for a new mid-rise building at 4600 N Kenmore Avenue in Uptown. The five-story building has been planned by Cedar St. Companies, whose planned programming will come with 2,500 square feet of ground-level retail and 62 rental units on the upper four floors. The development also encompasses a former bank building located adjacently west. This two-story masonry structure resides under the separate address of 1050 W Wilson Avenue, and will serve as a new performance venue for Double Door Music.
