Demolition of United Christian Church in Lincoln Park has begun; “The Base” to soon follow

Demolition is all about The Base, as the former United Christian Church at Diversey Parkway and Seminary Avenue in Lincoln Park begins to crumble. A permit for new construction (using the address of 2763 North Seminary Avenue) was issued to replace the church on September 4 of this year. We stopped by the following day to find crews setting up demo fencing around the perimeter, waiting for the tear-down permit to arrive.

Initial Zoning Approved For 2600 N Clark Street In Lincoln Park

The Chicago Zoning Committee has approved the mixed-use development at 2600 N Clark Street in Lincoln Park. Sitting on the corner with W Wrightwood Avenue, the project is just down the street from the recently funded 537 W Drummond Place we covered last week. Efforts for this new structure are being led by Big Shoulder Development.

New Stores And Experiences Announced Along Michigan Avenue

Multiple new retail experiences have been announced along Michigan Avenue as the strip sees an uptick in occupancy from its pandemic lows. Located across the famed shopping street, the new spots both replace vacant spaces and some soon-to-be closed stores. This comes as some major flagships like H&M relocate from their current home as well.

Catching up on progress at the 400 Lake Shore North Tower

It’s time to catch up on construction progress at the North Tower at 400 Lake Shore. The build team of LR Contracting, BOWA Construction, and Goebel Forming continues to make headway on the Streeterville residential tower, with concrete and rebar still dominating the site.

Trio of demolition permits signals the beginning of Tiny Giants development in Irving Park

Three demolition permits have been issued for properties on the southwest corner of Montrose Avenue and California Avenue in Irving Park. The removal of those buildings will clear space for developers Farah and Amir Essa to build their next Tiny Giants Early Learning Center facility and mixed-use residential development, designed by SEEK Design + Architecture. The new project will include school offices on the second floor, and 24 residential units on levels three and four. The learning center will occupy the ground floor.

Funding Secured For 537 W Drummond Place In Lincoln Park

Financing has been secured to kick off the construction of the residential development at 537 W Drummond Place in Lincoln Park. The project will be replacing a surface lot as the second phase of the Covent Hotel redevelopment on the corner with N Clark Street. Local developer Drummond Development is leading efforts with architecture firm Brininstool + Lynch on the design.

Completed demolition at 2035 West Irving Park Road clears the way for The Irving

The Irving, a North Center residential development from Chicago-based Altitude Capital Partners, is one step closer to getting started now that demolition is complete of the small commercial plaza it’s replacing. That plaza, at 2035 West Irving Park Road, got a demolition permit on August 8 of this year, and demo contractor A.G. Coyle has cleared the site of the building. A dirt lot and empty surface parking lot are all that remain.

City Council Approves 3318 W Montrose Avenue In Albany Park

The mixed use development at 3318 W Montrose Avenue in Albany Park has been approved by the Chicago City Council. Sitting on the northeast corner with N Christiana Avenue, we originally covered the project nearly a year ago as details were revealed. Now developer Yuriy Chvyrenko has gained approval for their revised design.

1506 West Henderson begins foundation construction in Lake View

Concrete is in the ground for the foundation of 1506 West Henderson Street, a two-unit residential development coming to Lake View. A project by developer and general contractor V & M Development, the new building will be three stories plus a basement. A private rooftop deck and a rear covered deck at the first floor indicate these units might consist of one duplex-down and one duplex-up condominiums. The architecture is by 360 Design Studio, and will include a detached two-car garage providing each unit with one parking space. The new construction permit was issued by the City Of Chicago on July 22 of this year.

Multiple Office To Residential Conversions In The Loop Move Forward
