Construction progress is nearing the underside of the second story on a residential development at 1701 West Grand Avenue in West Town. Addressed in a permit issued by the City of Chicago in November as 466 North Paulina Street, the four-story, nine-unit building is being constructed by Panoptic Group, with 1701 W Grand LLC named as the developer.

A visit in December showed foundation work just getting underway, and now much of the first level is topped off by the second floor. Crews were lifting beams up to the second level, while a majority of brick and block work at street level has been set. That ground floor will contain 1,650 square feet of retail space and nine parking stalls. For the residential units located on the upper three floors, designs by Hanna Architecture show a balcony for each residence, and a shared rooftop deck will afford residents added outdoor space.

Residents of 1701 West Grand will find stops for the CTA’s Route 65 bus right outside their door. For north-south travel, the Route 9 and X9 buses stop two blocks east on Ashland Avenue. Those two buses can be used to connect with the Ashland Green/Pink Line elevated platform about half a mile south, at Ashland and Lake Street.

Another poorly constructed condo complex
How can you tell it’s poorly constructed? I ask this question sincerely, as it’s difficult to tell from pictures. Is it because of the materials, workmanship, or maybe because the work site appears rather disorganized? (Not a good look, for sure.) Please advise.
Nice to see activity on Grand west of Ashland. People won’t have to go far to look for furniture 🙂
