Construction has begun on the residential development at 2234 West Grand Avenue in West Town. A demolition permit was issued for the Rainbow Art, Inc building previously on the site in late February. It was torn down very quickly, allowing developer and general contractor Panoptic Group to get started on foundation work. Construction approval was received on March 7, at a reported build cost of $6.5 million.

Hanna Architects is the architect of record. The design includes retail space and a garage with 12 parking spots on the ground floor, with roof decks atop the fourth floor of the structure and over the garage. The four-story building will contain 12 dwelling units on the upper three floors. It is unclear if they will be for-sale condos or rental apartments.

Residents of the new construction project will have convenient access to the CTA’s Route 65 bus on their block of Grand Avenue. Two blocks to the west is access to Routes 49 and X49 at Western Avenue, and three blocks east is the Route 50 bus at Damen. The Western Avenue Metra station, and its access to MD-N, MD-W, and NCS trains is a little less than half a mile to the west.
