A Lincoln Square three-flat has topped out, barely two months after a visit in January showed site prep underway for the trio of new homes. At 2307 West Foster Avenue, DV Development, performing both developer and general contractor duties, has the building up to its final height. They received a permit to begin construction in December 2024, but demolition wasn’t permitted until January 9 of this year. With the help of demo contractor Conrad Roofing of Illinois, Inc., they got a lot done in a short period of time.

2307 West Foster is a four-story plus basement, three-unit building. While not confirmed, that layout is often chosen for condominium developments, with one duplex-down, one duplex-up, and one single-floor unit on the second level. The Hanna Architects-designed project will include front decks on each floor, with a rooftop deck likely available only to the duplex-up owner. A rear stairway will connect all four floors at the rear of the building. A detached two-car garage off the alley will have a roof deck of its own.

Residents of 2307 West Foster will have access to stops for the CTA’s Route 92 bus right outside their door, on the intersection of Foster and Oakley Avenues. Two blocks west at Western Avenue are stops for Routes 49, 49B, and X49 buses. Those can be used to connect with the Western Brown Line elevated platform, located about three-quarters of a mile south at Western and Leland Avenues.
