The Chicago Zoning Board of Appeals has approved exemptions for a new residential development at 605 N Ashland Avenue in West Town. Located on a rectangular lot bound by W Ohio Street to the south and a public alley to the north, the new building will replace an existing three-story masonry structure with a rear garage and small pool. Developer Lux Living 4U, LLC tapped local firm Hanna Architects on the modern design.

Platform 4611 Mid-Rise Springs Up in Uptown

In Uptown, steel work can now be seen rising for a nine-story mixed-use building known as Platform 4611 at the corner of Broadway & Wilson. Under the address 4611 N Broadway, this roughly 150,000-square-foot development by John Buck Company and Free Market Ventures will offer ground-level commercial units between 1,628 and 2,178 square feet, as well as 200 apartments on the upper levels. This parcel was formerly occupied by a low-rise masonry commercial building that was demolished early last year.

Sterling Bay Announces Partnership On 160 N Morgan In The West Loop

Developer Sterling Bay has announced a partnership for its 160 N Morgan Street mixed-use development in the West Loop. The joint venture will be with Colorado-based real estate private equity firm Ascentris and will see the ground-breaking of the high-rise in the first quarter of 2022. Designed by local firm bKL Architecture on a mid-block lot that once held a drive-thru bank, the demolition of the existing building has begun with site prep expected to commence soon after.

Facade Work Kicks Off for Clubhouse at Bronzeville’s Prairie Shores

Tan brickwork can now be seen along the exterior walls of a new two-story amenity clubhouse at 2937 S Martin Luther King Drive, part of Bronzeville‘s Prairie Shores apartment complex. The co-developers of this project, Golub & Company and Farpoint Development, purchased the five-building Prairie Shores assemblage for $180 million in 2019 in partnership with Goldman Sachs Urban Investment Group.
