Demolitions Clear A Path Toward Four-Unit Building On North Racine In Lake View

Demolition work is complete, save for a front stoop and some foundations to be excavated, on a pair of residential buildings at 2832 and 2834 North Racine Avenue in the Lake View neighborhood. The two multi-unit residences were sold by a private seller this past summer, according to 2832-2834racine.com, a website set up for the two properties. Real estate records show the entity of 2834 Racine LLC as the buyer, who in turn is listed in both demolition permits as the property owner. Tir Conaill Concrete was assigned as the demo contractor.

A new construction permit has been issued for the property at 3456 North Claremont Avenue in North Center. Located on the southwest corner of Claremont and Cornelia Avenues, the new build takes the place of a two-story frame residence torn down in December. That home, which real estate records show was built in 1890, sold in August for $625,000.

Free To BE Village In Uptown Proceeds To Plan Commission

Plans are proceeding for ‘The Free To BE Village’ at 4427 N Clark Street in Uptown. Led by the Black Ensemble Theater across the street, the new mixed-use project will replace a one-story commercial building, parking lot, and small vacant lot on the corner with W Sunnyside Avenue. Made up of two buildings, the development will rise in two phases as well.

Two-Unit Residential Building Under Construction Two Blocks From Humboldt Park

A three-story, two-unit residential building is under construction and topped out at 1739 North Whipple Street in the Humboldt Park neighborhood. The homes are less than two blocks away from the northern edge of Humboldt Park and its myriad of recreational activities; they replace one of two side-by-side grass lots that served as side yards for neighboring homes.

Three-Flat Scores Construction Permit At 2616 West Haddon Avenue In Humboldt Park

A new construction permit was issued by the City of Chicago on December 12 to build a new three-flat at 2616 West Haddon Avenue in the Humboldt Park neighborhood. The long-time owner of a single-family home here is responsible for the new development. The permit application was filed on October 28, and has an estimated construction cost of $500,000.

Plans Advance For 640 W Randolph Street In West Loop Gate

Plans are advancing for the mixed-use development at 640 W Randolph Street in West Loop Gate as permits have been applied for in order to commence construction. Originally announced over two years ago, the project is being led by Vista Property Group who also built the mostly fully leased 609 W Randolph nearby.

Located at 1504 West Haddon Avenue, the building replaces a long-vacant surface lot along North Milwaukee Avenue between Wicker Park and Noble Square in West Town.

Second Three-Flat Receives Permit To Fill Empty Oakland Lot

A second three-flat has been permitted to begin construction on an empty lot at Pershing Road and Lake Park Avenue in the Oakland Community Area. The City of Chicago issued the permit on December 31, allowing for a three-story, three-unit building at 3900 South Lake Park Avenue. On November 26, the first permit for this lot was issued for 3902 S0uth Lake Park Avenue, also a three-story, three-unit building with identical specs.

New Stores And Retail Relocations Announced Across Near North Side

Some new shake ups and openings have been announced for retail stores around Michigan Avenue, Rush Street, and Oak Street within the Near North Side. Two very different stories have been forming over the years between the iconic shopping drag and the boutique anchored side streets, both of which are heating up post-pandemic.

Four stories, 14 Units Permitted For Triple Dayton Street Lot In Lincoln Park

A new construction permit has been issued to build a four-story, 14-unit residential building at 1839 North Dayton Street in Lincoln Park. The development replaces a trio of residential buildings that all received demolition permits in 2023 and have since been razed. Some excavation work on the old foundations will be the next order of business before digging out the basement of the new building.
