Revised Hotel Plans Proposed In Near North Side

Updated plans have been revealed for a new mixed-use hotel development at 864 North Orleans Street in the Near North Side. Sitting mid-block between West Locust Street and West Chestnut Street, the proposal would replace a small vacant lot sandwiched between the ongoing North Union development and Cabrini Green master plan.

Efforts are being led by Stob Hotel LTD, who had previously proposed and gotten approval for a larger hotel back in 2020. The previous iteration was meant to rise nine stories in height with 65 hotel rooms, a restaurant, and a rooftop deck. Now, the team has submitted a new zoning application for a pared-down version, with MC & Associates now serving as the designer.

The five-story structure will now rise 58 feet in height and be anchored by 3,750 square feet of retail space spread across two ground-level storefronts. This will be joined by a small lobby corridor, as the project has pivoted to a large-format, extended-stay hotel concept, thus foregoing a standard check-in area and amenity spaces.

The floors above will hold 14 hotel rooms made up of 12 three-bedroom and two five-bedroom layouts. Each room will serve as an apartment and include a full kitchen and living space. Guests will share a small rooftop deck atop the brick-clad structure. The team will now need to gain city approval prior to construction, with no timeline having been revealed.
