Facade construction can be seen at the site of 2406 W Armitage Avenue, a five-story mixed-use development in Logan Square. The corner property, located at the intersection of W Armitage Avenue and N Western Avenue, was previously occupied by a vacant one-story bank building, demolished last year.

Advent Properties is the developer behind the roughly 60-foot-tall building, which will feature 20 residential units and ground-floor retail space. In addition to the housing, there will be 13 parking spaces and bike storage available.

The design by Hanna Architects will be clad in brick masonry framing the structure, with metal siding as infill. The square windows will span nearly floor height, while balconies will be integrated into the eastern facade along N Western Avenue and in the rear hanging off the west elevation.

The property resides near several public transit options, including bus stops for Routes 49 and 73 at the adjacent Armitage & Wester. One block south are additional stops for Route 56 at Milwaukee & Wester. For those looking to board the CTA Blue Line, Western station is also available a two-minute walk south.

Archway Builders Inc is serving as the general contractor. While a precise completion date has not been revealed, the current pace of construction suggests work will likely wrap up by the end of this year or early next year.

  1. This should have been in the 10-12 story range, all the underutilization is tiresome. It’s sad that a high-rise in Logan Square near a train-station and the 606 is unthinkable. The cityscape would be so much more dynamic if they increased zoning outside of the core.

  2. Agreed, this should have been at least 50% taller. The area can easily support the density and there is a ridiculous amount of demand in this area compared to 10 years ago. This area has way too many large streets for small buildings like this.

    • Right, I really wish the city as a whole would start pushing back on Nimby’s and create a cityscape that allows high-density housing and more mixed-use neighborhoods. The outraged single-family-home and town-house crowds that leave the city would be replaced by people seeking the excitement of big-city vibrancy and scale. Then the outer neighborhoods would be less like museums and allowed to evolve with the needs of today.
