A renovation permit was issued by the City of Chicago on June 16 to add two more dwelling units to a recently completed residential building in West Ridge. 5824 North Lincoln Avenue was permitted for construction back on March 15, 2021, and completed early in 2023. Developer and general contractor Panoptic Group filed for the renovation permit in January, and it was issued with a reported cost of $180,000. Real estate records show the apartment development sold in April for $3.6 million.

The three-story building was to include six units and six parking spaces and was to be topped by a roof deck. Now, two additional units will be added in the basement level, with some modifications made on the first floor as well. One additional parking space will be added to the six originally planned. This permit also includes adding a masonry trash enclosure, which was not mentioned in the original construction permit.

Panoptic Group is also responsible for an adjacent nine-unit building with 11 surface parking spaces at 5830 North Lincoln. Permission was granted to begin construction in October 2021. The most recent Google Street View image from March of this year indicates a building very close but not quite ready to welcome residents. The rental development sold this spring for $4.2 million, according to real estate records.

5824 and 5830 North Lincoln are located across the street from Mather High School. The CTA’s Route 11 bus makes stops on this same block, and Route 93 buses are available three blocks south at California Avenue. For east-west travel, the Route 84 bus stops three blocks north along Peterson Avenue.
