Harper Court Phase II Rises at 5201 S Harper Avenue in Hyde Park

The core and superstructure is now rising for Harper Court Phase II, located at 5201 S Harper Avenue in Hyde Park. Officially dubbed “Hyde Park Labs,” the mixed-use 13-story building is an effort between The University of Chicago, Trammell Crow, and Beacon Capital Partners. The 302,000-square-foot structure will consist primarily of lab and office space geared towards STEM-orient companies, while also introducing 4,000 square feet of retail. The University of Chicago will occupy a portion of the $225 million building for its own engineering and quantum research.

Demolition Completes for Harper Court Phase 2 in Hyde Park

Demolition has cleared the way for the new Harper Court Phase 2 at 5209 S Harper Avenue in Hyde Park, developed by The University of Chicago in partnership with Trammell Crow and Beacon Capital Partners. The 13-story mixed-use construction will comprise of retail and a new medical research office facility with nearly 300,000 square feet of lab space, one-sixth of which will be occupied by The University of Chicago. The project site is situated just west of the railroad tracks, with E 52nd Street to the north, S Lake Park Avenue to the east, E 53rd Street to the south, and S Harper Avenue to the west.

Groundbreaking Imminent For Harper Court Phase II In Hyde Park

Demolition work has begun and a groundbreaking is imminent for the second phase of the Harper Court development at 5209 S Harper Avenue in Hyde Park. Located on the corner with E 52nd Street, the upcoming structure will replace a one-story building and vertically expand the existing shops from phase one. Its construction comes after multiple revisions and set-backs that downsized the originally proposed high-rise to the current low-rise. Developers Beacon Capital Partners and Trammell Crow are working with Elkus Manfredi Architects and Interactive Design Architects on the updated proposal we covered last summer.
