Plan Commission Approves Tower At 375 N Morgan Street In Fulton Market

The Chicago Plan Commission has approved the mixed-use development at 375 N Morgan Street in Fulton Market. Also located at the address of 901 W Kinzie Street, the project will sit directly behind the Guinness Open Gate Brewery and replace a vacant lot. We recently covered the proposal when its application was submitted last week, now it has received its approval and developer LP Holdings 375 LLC can proceed with the Hartshorne Plunkard Architecture-designed tower.

Topping out at 38-stories and 481-feet in height, the building will sit on top of a four-story podium which runs for the majority of the site, with the tower itself sitting on the western edge with staggering setbacks to the north. The ground floor along Morgan will contain a small pocket plaza between the structure and brewery as well as a lounge and library, while a mezzanine level will feature the entrance to the 138-vehicle parking garage off of Kinzie’s raised second level. The podium will be capped with further amenity space and a large outdoor deck.

Within the tower itself will be 460-residential units made up of 124 studios, 238 one-bedroom, 96 two-bedroom, and two three-bedroom layouts, of which 92-will be considered affordable. Select units will have private corner balconies while all residents will have access to further amenity space on the 37th floor with another outdoor deck. The structure will be clad in a curtain wall system with black and silver metal panel mullions, breaking up the massive rectangular facade.

Due to its designation as a Transit Oriented Development (TOD) and its reduced number of parking, the building will add an on-site Divvy station and is within walking distance of both CTA Grand Blue Line and Morgan Green and Pink Line stations. Further approvals are still needed in order to move forward, with no construction timeline currently available for the development.

It could be interesting to do an article on the development process- things like what steps are needed for a rezoning or planned development, when they may be needed, which committees and commissions are involved, etc. While some of us are well versed in land use entitlements, others may benefit from the background.
